    Real estate investors accounted for 26.1% of low-priced home purchases in the U.S. during the fourth quarter of 2023, a record-high share, according to a new report from Redfin. Investors bought only 13.6% of mid-priced homes and 15.9% of high-priced homes sold during the same period. 
    Redfin defined low-priced homes as falling into the bottom third of local sales prices. The median price investors paid for homes in the fourth quarter was $453,271, above the national median, according to Redfin data. That may be due to an increase in investor home purchases in several California cities, where many expensive homes fall into the low-priced tier relative to local prices.

    Last week, Realtor.com published another version of its ‘‘magic number’’ forecast. The number in question is the mortgage rate number low enough to ‘‘unfreeze’’ the real estate market. 
    We know that the market has been in something of a gridlock for over a year now:


    Home prices are very high and keep rising.

    Mortgage rates are high and aren’t showing much of a downward trend.

    There aren’t enough homes to go around, especially those that are remotely affordable.

    Something has to give.

Love the content!!!!

As an up and coming real estate investor, this is one of my favorite podcasts which I lean on to make rounded investment decisions. The talent of people that provide their views and perspectives bring a wealth of knowledge to the platform. I especially LOvE the information of the individual markets.
For the host … this may be just my own perspective, and I mean no disrespect, but maybe just read the content minus the “funny.” You have a very nice, smooth voice, but when you speak in vernacular, it can come across as offensive. Also, the content is so powerful, interjecting words like “earballs” don’t seem to fit. Again, this is just my input. If this appeals to the mass, ignore the second half of this message.
I absolutely love this podcast and all of the wonderful information, and will continue to be a huge fan! Thank you for sharing this great gift of knowledge which benefits so many of us!!!

Concise. Poignant. Factual. Insightful.

I am writing a 5-star rating because the host asked listeners to so so. Kidding aside, this is my FAVORITE financial and REI podcast as it provides so much important information but delivers it in a very concise package. For busy people or simply for folks whose attention wanes after a short while, there is no need to compromise. This is the perfect podcast for us! There are no dragging stories, no boastful podcasters or guests, and certainly no noisy people talking over each other. Plus, I am so happy there’s a new podcast every single day!
