EP 92 Deconstructing time in the market v timing the market
Should investors focus on timing the market or time on the market? When it comes to this age-old question, these experts say that the optimal buying and selling windows will depend on an investor’s unique circumstances.
In this episode of Investing Insights with Right Property Group, Phil Tarrant, Steve Waters and Victor Kumar unpack property market cycles and why investors should stop viewing it as a clockwork process with specific phases, but rather focus on the different trends and events that drive the market’s movement.
The trio also emphasise that no strategy is “set in stone” and explain that remaining invested over the long run or trying to profit from turning points in the market will work in favour of an investor, as long as their strategy aligns with their long-term goals, financial position and portfolio.
Lastly, the experts underline that good fundamentals will continue to be the tried-and-tested formula to having a successful real estate investment, no matter where the property market cycle is currently at.
ENCORE EPISODE - Is now the right time to purchase? It all comes down to you and your circumstance.
In Episode 63 of the Investing Insights podcast, Victor Kumar and Steve Waters from Right Property Group have a detailed discussion on a wide range of topics including the pulse of the market, agent mechanics of listing a property in today's market, and insights into finance.
The question most people tend to ask is, “Is now the right time to get into the property market?”. For each person, this will be a different answer depending on your own set of circumstances—It's not a clear answer. Investing is about timing the market in terms of YOUR set of circumstances. Eg Two years ago you couldn’t borrow due to thresholds and today you can. So potentially it is your time.
It all comes down to being business orientated. Far too many people think the hardest part is purchasing. Actually, it is the reverse. It’s how you control the purchases and manage the years ahead of holding the asset.
Buying within your own means. Buying on what YOU are trying to achieve by purchasing towards a plan. At times like this, you can re-arrange your portfolio - if they are no longer fitting and doing what they need to do.
Before you jump into selling, consideration of the associated costs needs to be worked through. E.g .transactional costs as well as replacing the rental income.
When it comes to finance rates will go up. It's the reality that they won't remain the way it is. The golden rule of asking a bank is "are you cross securitised?". There is a time and place, however, it is well worth the while checking in with a broker experienced in structuring investment property loans.
Like we have said many times before, remember you ALWAYS want to be liquid. When you can borrow you should, you don’t need to spend it. Have the money before you need it. The key to investing is to be prepared for the opportunity rather than the other way around, where you then need to shortcut the process. Never ever forgo the pest and building, for example. Have your team around you when entering the buying process - Property strategist, Broker, Accountant, & Conveyancer.
You will hear all of this and much, much more in this episode of Investing Insights!

What’s more important than headwinds is your plan to overcome them.
On this episode of Investing Insights with Right Property Group, Phil Tarrant, Steve Waters and Victor Kumar discuss the Australian investing environment presently and how these added financial and geopolitical pressures are impacting investors.
The trio discuss the internal factors that investors need to analyse and understand about themselves, their habits, and their motivation behind investing to ensure they can manage different market cycles.
They also touch on reactivity versus proactivity, chat about why you shouldn’t buy for ego, and reflect on how cryptocurrency has influenced the property investment market.
EP 90 The 5 mistakes the everyday investor will make in today’s market
In episode 90 of the Investing Insights Podcast, Steve and Victor discuss the 5 mistakes an everyday investor is either currently making or going to make in today’s market.
Having twenty-plus years of experience in the property sector, including their own hands-on experience with their personal portfolios, both Victor and Steve have made these mistakes early on in their journey and do not want you to do the same.
Listen in and take note so that you too do not fall into making these very mistakes that so many ill-informed investors make!
1) Chasing a high yield at the sacrifice of quality
2) Thinking that the cost of money, or the rate, is everything.
3) Protect your serviceability at all costs
4) Thinking you can time the market
5) Embrace the change
Steve and Victor encourage everyone to be strategic, deliberate, and above all, prepared when it comes to their property investing journey.
Tune in now for an in-depth look at what you need to know to avoid these mistakes.

EP 89 The cost of complacency
How much is your complacency costing you? These experts recommend scheduling a “date night” with your portfolio to make sure it’s on track.
In this episode of Investing Insights with Right Property Group, Phil Tarrant, Steve Waters and Victor Kumar enumerate the risks that investors face by neglecting to update their portfolios and underline the importance of capitalising on opportunities, regardless of what phase of the market cycle you are currently operating in.
The trio explain that investors should not bury their heads in the sand when the going gets tough, as it will not only hurt their current financial position but their long-term growth strategies as well.
They emphasise that the property ecosystem is always changing and give out tips on how investors can actively manage their portfolios.
EP 88 Is your portfolio agile or fragile?
In the face of changing market conditions, how agile is your property portfolio?
In this episode of Investing Insights with Right Property Group, Phil Tarrant, Steve Waters and Victor Kumar unpack the latest news shaking up the market – including stamp duty reforms, the rising cost of living and the rental accommodation crisis – and give their insights on the consequential changes it will bring on property investing landscape.
The trio also explains that those who have buffered their portfolios for major fluxes are those who will rise above the pack, while discussing how impostor investors or those who constantly followed the herd and built fragile portfolios will inevitably become a statistic in these rougher market waters.
They discuss how investors can fine-tune their portfolios to become agile and lean, enumerate the questions investors should be asking themselves under current market conditions, and underline that any market downturn can be a golden opportunity if you’re armed with the right mindset and strategy.
