On top of that, in today's world of instant returns, many crowdfunding platforms favor high return short length deals. This is usually at the cost of much bigger risk. The real estate crowdfunding market is growing fast. It's on its road to being a $300 billion industry and is bringing in more investors than ever before. This is due to big changes in regulatory restrictions. Here's the problem. There's not a ton of easily accessible quality and appropriate information available. I use the word appropriate because what works for institutions often times won't work for the individuals investment needs. This is because the goals and strategies are different. Let me give you some background. When I was young, I was fascinated with real estate. My father would bring me along with his partners for meetings. Some of them were big shots. I would listen to how they analyzed new opportunities and how they managed opportunities through different obstacles.As I got older and developed my skill sets in real estate, I would always unconsciously resort to those conversations for perspective. That's when I noticed the rarity of the wisdom I acquired from my unique circles. I couldn't find that kind of wisdom in any educational program I've been through, including my MBA program. Having the wisdom from landlords and industry leaders who have weathered these cycles is invaluable, as well as using that proven success and advice to design your long term real estate investment strategy. That is the solution. This podcast is personally exciting. Besides having a ton of respect for everyone, I bring on the podcast. I've been looking forward to these discussions because they shed light on how successful family owned real estate investment businesses approach investments and how you can too. I'll give you a clue. It's not always about the numbers, but it is about weathering the storm when things as they always do get rough. There's a unique wisdom to each conversation, and if you believe in learning from the success of others, then you will like this podcast and his community of like minded investors.     He started out during the great recession buying a small property in Bakersfield with $5,000 down (on a credit card), but has been able to consistently accelerate his investment holdings using solid investment strategies. Gelt, Inc has created a portfolio of over $2 billion in valuation. Keith invest in different property types across the western United States. His Real Estate investments include retail, student housing, multi-family, hotels, affordable housing, and senior house. Through his activities, Brian has provided mezzanine and equity capital in excess of $500 Million for projects that have an underlying value of over $2 Billion.     Today I am talking to my long time friend- Jeff Hudson. He specialty lies in Commercial Real Estate Debt and Financing at Walker Dunlop.  Jeff has helped to finance more that 10 billion in loans across many property types including office, industrial, retail, apartment, hotel, mobile home park, and mini-warehouse. Today he structures loans throughout the country that ranged from $1 million to over $500 million dollars in size.
    Part of Jeff story is buying out George Elkins Mortgage Banking Division with a group of investors and later selling it to Walker Dunlop where today he is the Senior Vice President and Managing Director.
    On top of Jeff’s expertise of the real estate debt market, he also is a lawyer receiving his Doctorate of Jurisprudence in 1978. Jeff serves on several boards including the Union Rescue Mission of Los Angeles. 
    At the end of the day, his incredible understanding of the philosophies of each client and providing them with debt solutions that fit their plans is what makes him incredible.

    In todays episode, I have an exciting and informative conversation with someone very close to me.  Besides being my father, his real estate investment strategies and business savviness provide a lot to learn from. Jose Sigal is the founder and owner of J S Signet, a boutique real estate investment company. He has been investing in real estate since the 80’s when he immigrated from Mexico with very limited resources. It was with those resources and the right strategies where, he created a nice base for a family portfolio managed out of his office in Santa Monica, California. 

    His specialty is identifying little jewels of properties in great locations. It is because of that, tenants he has leased property to include Fidelity Investments, Erewhon Markets, Tommy Bahama, Best Buy, Gap, and others. He has also developed and owned several apartment buildings, and entitled land. Although mostly focused in Los Angeles, he has had success in other states proving his strategy can work, with the right ingredients, all over. 

    Today, Jose discusses strategy, how to think in business and why often it’s not about the numbers. His conservative approach alongside value add strategies are key components in how he has created his growth.

    Although many principles may apply no matter the time period, this was shot February 26th, 2020.
