Here's a deep dive to understand what coaching is in the first place, then how to tell a coach from a trainer, and finally, what makes a great real estate-specific coach. After these points, you can decide with confidence who is the best coach for you and what level of coaching you're ready for.
1. Coaching versus training.
A trainer, mentor, broker, or office manager suggests to you what you could be doing, or tells you what you should be doing. They may or may not have been successful doing what they're suggesting you do. 'You need to have more listings', or 'You need to ask more questions when you meet with buyers' is an example of training. 'You could try Probate' or 'Bob got a deal once from his BNI group, you could try that.'

A coach asks tons of questions so they know some very specific things about you, your experience, your personality, your goals, your finances, and your current skills. They then help you set specific performance goals and make sure you upgrade your skills to achieve your goals more quickly and with less stress.

2. Business Performance coaching versus life coaching or therapy.
A Performance Coach focuses on your success as a business person, your financial goals, the skills necessary to get you into momentum and keep you there.
A life coach or therapist works on personal issues which may or may not effect your business. Life coaches require zero training. Therapists must be at least holders of a Master's degree and if they advertise as a 'psychotherapist', they must be licensed in their state.
3. What coaching should NOT be:
-Phone a friend
-Playbook or cookie cutter, 1 size fits all contebt or the coach's particular menu based solely on their own experience
-A shiny object bazaar, a fleamarket of ideas
-Trying stuff out on you and seeing how it goes. Using you as an real estate guinea pig.
-A 'my way or the highway' approach
-Convincing you suck if you don't do certain things certain ways that you know you'll never, ever do. Lack of versatility from the coach.
4. What should you expect from a coaching relationship?
-Your expectations should be to move to the next level of success faster than you can on your own, following a specific, personalized plan.

Fact: Finding the right house for your buyers in today's market is a bit like a Safari. You're looking for something that's scarce but could be hiding in plain sight. You'll need more tools, and more skills to have a successful hunt!
Yes, keep setting up those buyer drips, but ALSO make sure YOU are actively and creatively mining your MLS, using the following five strategies:
1. Re-examine your buyer's wants and needs. What's a deal killer and what's a deal-maker and why? If they're adamant about a specific neighborhood, why is that? Is it because they love the walking trail and the clubhouse? There are probably 10 more neighborhoods in their geographic search that ALSO have that profile. EXPAND their search to capture more options!

Spend more time drilling down, getting to know exactly what they're dreaming of. Why did they choose their current home? Assuming they love it, or used to love it before they outgrew it, what caused them to choose it? Probably that hasn't changed. Ask good questions, get the answers, and deliver!
2. If your buyers can't or won't compete for scarce inventory, change your strategy. Search for homes that have 30+ days on the market, 60 or 90 days plus as well. You're less likely to have to compete for those, and the sellers are likely to be more motivated to make a deal. Maybe there's a builder spec home that doesn't have 3 offers on it, something that's back on the market, or a for sale by owner that isn't getting showings. Change your strategy if they can't or won't compete!
3. Look for new construction, even if your buyers don't think they will like it, add one, well-selected new home at the end of a search for resale homes just to take their temperature. They may be surprised by how much they like it, considering it's all-new, they get to choose some options and they won't have to deal with repairs!
4. If you can't find something in the right school district, find out if that district allows out-of-district families to pay tuition. This is becoming more and more prevalent and ranges from $1,000 per year on up. Call the district enrollment advisor and find out! How do you articulate the value you bring when representing a buyer in a real estate transaction? YOU know what you do, but how do you explain it in such a way that a buyer understands your value, the required Agency forms, and everything involved to make it to the closing table?
Ultimately, every buyer prospect, every contract, and every negotiation is different, but your value should be consistent for all situations and clients. How you conduct yourself, and how you present to each buyer prospect should not vary by situation.

1. Know Your Client's Needs; do a real drill-down: By using a buyer pre-qualification questionnaire (script), you'll discover exactly what your buyers are looking for, what they qualify for, etc.

2. Educate your clients regarding mortgage options (if they're not all cash). 30-year fixed, 20% down, standard-issue mortgages are still right for some buyers, but in order to achieve better interest rates and payments, they may need a different mortgage product.
3. Strategize for the win. Are your buyer clients also listing clients? Are they relocating?
4. Actually FIND the home. Inventory is scarce, and will likely stay scarce for the immediate future, possibly even for most of your career.
5. Advise your buyer clients based on market knowledge.
6. Write an offer that will WIN the home they want. Understand what the seller is desiring, beyond just price.
7. Once you've won, you'll need to help them through the contingencies, inspections, the appraisal process, and the final walk-through.
8. Communication. Every time there's a survey that goes out to recently closed real estate clients, their #1 complaint is always the same.
9. The closing itself. Final removal of financing and inspection contingencies, the pre-closing walk-through, and review of the closing documents.
10. Post-closing follow up. From a closing present to handling any questions about appliances or equipment, you're the go-to person.

9. Keep your online profiles professional. Don't be political, opinionated, or complain. Don't have unfinished profiles. Have a professional, business Facebook page. Don't get talked into paying for website optimization. Your social media is there to support your business, not to create business; it's not a spoke by itself.

10. Answer your phone! Call people back as soon as possible, even if that's to tell them you're about to be on an appointment and you'll call them at a certain time. Lack of communication is the #1 complaint real estate clients and prospects have. When they don't hear from you, they're not thinking good things.
11. Create and use your Proven Pre Listing Package, and learn how to present your Unique Sales Propositions (USPs). Your Pre Listing Package is your silent salesperson. Send it prior to your listing presentation and it will handle all of the usual objections before you even arrive!

12. Focus on being a listing agent. Listings produce leads, but buyers generally don't. Sellers have to sell but buyers never have to buy. Working with buyers is physical labor, working with listings is mental labor- it requires SKILL.
Most agents only list the easy, repeat, and referral business. That's okay as a new agent, but learn to win in a competitive listing situation so you can list homes with people who do NOT know you. You'll be successful at a much higher level and much more quickly when you learn to list.

13. Always say "Yes, it would be my pleasure to help you with that." Then get help if you need it! You can only build your skills by earning while you learn, so don't say no to opportunities when you can say yes. You can always partner with or refer the transaction to another agent if something is just too far out of your wheelhouse.
You'll be much more versatile (and profitable) when you say YES more than you say NO. The definition of versatility is the ability to transact with different types of people in different types of situations. Versatile agents are far more successful than agents who aren't! Ask for help when you get stuck.
14. Do what you don't want to do when you don't want to do it...at the highest level! There will be days when you simply don't feel motivated. There will be days when you overthink yourself into analysis paralysis. There will be days when you feel less than competent.
Do the work anyway, so you can have days of success, gratitude, and profitability. Be able to say, 'Thank you, past _fill in your name__, for doing the work so I can enjoy the rewards today.'

*On the other hand, the top 1% of real estate agents in the US make over $500,000 in annual income. The median income is $50,000. Keep in mind it only takes on average about 5 sales per year to make $50,000. Most of you can do that by working part-time.
*20% of licensees make up 80% of closed real estate transactions. 20% of agents make more than $200,000 yearly.

The only question you should be asking yourself is: which percentage will you be? Follow these 15 rules which are not just for new agents, but for all agents and you'll be in the top 10% or better. If you choose to wing it and just see how it goes, you'll probably wind up in that first 87% who fail in 5 years or less.

PART ONE
1. Pick your broker wisely. It's not just about commission splits. Does your broker have stock awards, health insurance, daily education, and revenue share? It's costly to start with the wrong brokerage. Having to switch later costs not only time but money, so make the right decision the first time!
(EXP Paid over $240 million in revenue share and equity benefits last year. That's up 20% from the previous year).
2. Commit to earning while you learn and be learning all the time. You don't have to be perfect to be productive. You must take action from day one in order to build your skills quickly, and you have to make 5x the effort you think to get the results you're looking for.
Note: The best people to role-play with are actual prospects with actual homes to sell.
3. Create your sphere of influence and expand it daily. These are all the people you already know. They already know, love, and trust you. As such, they are almost always your first 3 to 5 transactions.
