How much free cash flow is a given turnkey rental property generating relative to the amount of cash invested in the deal? This is the most important metric for real estate investing, in our opinion. It's important to factor in depreciation by building a reserve for maintenance that the property will need over time. Depreciation is a real expense! On this note, EBITDA is highly misleading...
