It’s time for the latest episode of Ask Rob & Rob!

Now he’s moving back to Liverpool, he thinks he’d like to take advantage of his local knowledge and potentially buy his first investment here, but he’s hoping Rob & Rob can share their advice for the safest investment he can make for his first plunge.
(6:01) While Derek has previously experienced no problems with his tenants, recent complaints from the neighbours indicate a lapse in garden maintenance. ASK427: Should I diversify between cities? PLUS: Help! I don't have a tenancy agreement!
Rob & Rob are back to offer their advice to two more listeners!
(0:45) Alan has two buy-to-let properties in Nottingham and is considering investing further in the near future. He’s curious to know if he should diversify his portfolio by investing in a different location and turns to Rob & Rob for their advice.
(3:45) Pete bought a property at auction two years ago, already tenanted, with plans to renovate it while the tenant stayed. He now needs to sell as his circumstances have changed, however he never got the tenant to sign a new lease under his name. He wonders if he can still give the tenant notice to leave, and what implications this may have if his name isn't on the lease.
