Welcome to Real Estate Overtime.  I'm Josh Nastal with Homeowners Financial Group.  I'm Len Nevin with Realty Income Group.  Jason Hubbard with eXp Realty, Loyalty Home Group and ASAP Appraisal Services.  Well, hey, last time, let's jump right into it. We were talking about kind of a kind of a hodgepodge, actually, of stuff.  We were giving them a market update.  You guys gave some great information about buying,  Let me throw a new topic out to you guys today.  What do you think?  And this is for both of you, what are the top three things an agent needs to do right now to be successful in this market?  If you had to give advice to anyone listening out there?  Loaded or not, Yes or no? Also, it's it's not even about now. It's about always you know, first and foremost and I've said this for years, right.  If you don't have anybody to work with, you're out of business.  Right.  The hardest part about real estate is finding people to do it with.  I've been doing this for 20 years and I've never sold a house.  I can't force you to buy something you don't want.  You either like the house or you don't.  My job is I can point out the benefits, you know, the negatives.  Here's what needs to be done. Here's what you could do with it.  But at the end of the day, ultimately, you're the one writing the check for hundreds of thousands of dollars. Right.  So if I don't have people to work with, then I'm out of business.
