Leading teams is our big concept I talk about with David today. What are the elements which keep a person from becoming a leader? David chats about his formal education with leadership classes and his personal experience with leadership throughout years of his career.
    We talk about the differences in leadership over time, cultural sensitivity, and globalism in relationship to changing the leadership role. What are the types of conversations you need to have to become a good leader? David discusses how success, technology, and culture hold equal weight in a company when it comes to leadership prosperity. Fostering the health of your team environment and culture is essential to build your company upon.

    From the darkness to the light: A Talk with Rob Coldwell

    On this episode, I want to talk about purchasing commercial space. Rob and I sit down and discuss how you can buy retail space in an opportunity zone. These are areas which have been designated by the federal government which is ripe for redevelopment. Rob recently purchased a commercial property, and while he was researching real estate to purchase, he discovered the opportunity zone.  Rob lucked out as the building he bought was in an opportunity zone. With his building, he doesn’t pay tax on the appreciation if he owns the building for 10 years. These properties fall under the 1031 Tax Exchange.
    We talk about how Rob is using economic occupancy toward a specific goal. One item which isn’t covered by economic occupancy is maintenance costs. Rob always invests with partners, not necessarily with a long-term plan. Finding the deal flow matters. Rob and I discuss how he breaks down his share in the company and what is his company worth long-term.  
    Who is the person who is the escalation point in your company? Your team must have a vested interest in your business. Rob says he likes the “bricks and sticks” of business. He also subscribes to “Vision through purposeful action” which encompasses a challenge which Rob chats about on this episode.
    We dig into the mind, how our mind and the voices in our mind can create havoc for us. Rob and I talk about making peace with the thoughts in our mind and how we can apply the process of acceptance to many of the troubling thoughts in our head. Rob is a fan of Michael Singer and his book Untethered. We discuss how to reframe the thoughts in your head to create more peace for yourself.

    On this episode, I want to talk about cultural philosophies and why that matters and why we must get clear on what we believe. What is your mission? What are your beliefs? You need to know your mission and beliefs to bring team members into your business who are a good fit for your team.
    I talk more about Simon’s book this episode and about building your team by having a common cause. Find out how our team put our five core values together.
    Details matter and your business is a reflection of who you are to people. Take on extreme ownership in your industry. Be an example to your team, and do what you want them to exemplify. From emails to the organization of your desk, what are the core values of your organization? 
    As a team, getting better every day. Make a one percent improvement daily for life to get better. What does this mean for your organization? You may need not to take on specific clients or properties because they aren’t a good experience for your team. Taking on this work won’t give us the ability to serve others. 
    Time. You are the owner of your time. You create time for important things. Thirty to sixty minutes of focus time per day will make your life take off!
