005. What Type Of Real estate Am I Buying?
Real estate is a hot topic right now as prices continue to go vertical. At the time of this recording, the markets I invest in have experienced a market appreciation of more than 20% YOY. And this isn't just happening in Texas or Florida, (widely popular states for net migration from more densely populated areas) it is also occurring in states like Wyoming, Nebraska, and Iowa; areas more sparsely populated.
As prices peak, are value-add deals becoming more risky? As an investor you have to begin to place more weight on the implementation risk of your investment. Rental increases will become more difficult to achieve as material prices remain high and wages remain stagnant.
