98. What To Do When Building A Custom Home Part 1 - Before The Build The Real Build

In this episode of The Real Build, I wanted to discuss what a customer should do when building a custom home.  This will be a three-part series highlighting before, during, and after a build and what customers need to do.  In this episode, I cover before the build.  Some topics I cover are the following.

Financing - Must get this lined up - takes time - Plans - contract - Get initial paperwork done.

Lot selection - Get a builder's opinion - Finding a builder before purchasing a lot is excellent. I get customers lots all the time. I look at the dirt, seawalls, animals on the lot, set back restrictions.

Budget - Have this in mind - Starting with the lot and then home. How much do you have for both? Plan on having a little more to spend than what you initially think

Floorplans - Look at a variety of floorplans and pick elements you like from each. A custom builder can add all elements you want

Look at model homes, Builder portfolios, Pinterest, Houzz, parade of homes, Sand dollar awards.

Meet the team - Are the builder's team people you will be comfortable working with? How do they all work? What is there process of each person?

Timeline - Need to ask your builder for a rough timeline - 18 months to build a home need to know when selections need to be made. A rough idea of stages. The idea of payment structure. Selling a house have a plan.

Architecture/design - Is the builder involved in this process? Is there a designer? They should be engaged at the blueprint stage.

Know what you are getting - features list - ask a lot of questions - all about details. What is behind the walls? No blind spots do as much research as possible but ask ask ask. 

Review contract - hire a local attorney to review. Ask questions and state your concerns.

Know the permitting process and what to expect.

The series will be scattered a little, so the next part I will cover during the build.  That part will be launched in a few weeks
