    How to Find Private Money Lenders for Real Estate Investing in 2021

    Are you wholesaling houses because YOU don’t have the money needed to actually buy the flips or rentals?
    Well, in this video, I will show you how to find the private money lenders that have helped us flip over 30 properties, acquired 9 rentals, and build 4 houses without using a DIME of our own money.
    BUT… simply finding them isn’t enough. There’s a way to make sure you can count on them anytime you need the money.
    I always hear the same thing from everyone who is starting in real estate.
    “I’m going to wholesale until I can make enough money to buy some flips/rentals”Obviously, this means you’re very new at real estate investing. So now you believe that until you have made “enough money” with wholesaling, you won’t be able to start flipping or acquiring rentals.
    The issue here is that you will either get burned out before that happens, or you end up becoming a s****y wholesaler out just for the money.
    Neither one is good.
    There are 3 main ingredients to getting the right private money lender.
    1-Experience
    2-Credibility
    3-Trust
    Without these three, you will end up overpaying for your private money every time!
    WARNING: 3 People You don’t want to borrow money from
    The first two are friends and family! I know a lot of these gurus out there always say to start there but don’t.
    Especially when you have never done this before, the last thing you want is to lose their money or, even worse, have them as your partner.
    Also, from lists that say they have private money lenders.
    So, how is it that you find these private money lenders for your real estate deals?
    There are 2 ways you can do this.#1- From your buyer's list!
    In case you have NOT seen any of the videos in this series, I talk about how important credibility is.
    As a wholesaler, you must focus on building your credibility and reputation.
    Without credibility and reputation, it becomes nearly impossible to ever build ANYTHING in this business.
    The reason you want to build the RIGHT buyers list is, most of the time, most buyers are NOT full-time real estate investors.
    Especially if they are your buy and hold investors.
    So, once you have shown them, through great deals, that you understand what a deal looks like, they will be much more inclined to lend to you when you decide to start flipping or acquiring rentals yourself.
    #2- From your partners
    We are always talking about PARTNER, PARTNER, PARTNER.
    Do you want experience and credibility? Partner with the people that already have them.
    This will rub off on you and your reputation.
    But don’t partner with just anyone.
    Partner with the investors that are doing what you want and actually use private money for their deals.
    Through these partnerships, you will find out who these people's private money lenders are.

    There are so many Blockbuster Wholesalers that will NOT realize that to grow, they must adapt and pivot. They fight tooth and nail to keep their ways.

    Because of this, Netflix wholesalers come in and put them out of business!

    In this episode, I will help you understand if you are a blockbuster or Netflix wholesaler and how to make sure you don’t get put out of business!
    🗒 SHOW NOTES 🗒
    ⚡ What is a blockbuster wholesaler?
    This is someone who has had some level of success with a particular strategy and WILL NOT pivot!

    Let’s see how they handle the two biggest aspects of wholesaling.

    1️⃣ Let’s take marketing.
    DM marketing has been the norm for quite some time. But it has gotten very saturated. So, what do most people do? They’ve doubled down and increased their DM budget!
    At some point, you must realize diminishing returns and stop and pivot.

    2️⃣ Let’s talk strategies.
    ↪You have been negotiating 70% minus repairs and submitting a cash offer, and it has been great! But the market shifted!
    ↪Now, you have either a lot more competition, or perhaps sellers with less motivation, or maybe a lower inventory of highly distressed homes.
    ↪The cash offer no longer is working.
    ↪So, what have most done? Increased their budgets to get more deals and increase the chances of finding a deal to submit a cash offer.
    ↪Remember diminishing returns?
    ↪Or they start “virtual wholesaling” in areas where you can do cash offers.
    ⚡ How to be a Netflix Wholesaler?
    To be a Netflix Wholesaler, you must be willing to pivot and adapt.

    This means not being emotional. You MUST learn as a wholesaler, that carries into becoming a great investor is that you must look at the market as it is and NOT as you want it to be.

    Those of us that do that will ALWAYS be in business and thrive.

    So, how does a Netflix Wholesaler tackle these same challenges? Let’s break it down.

    1️⃣ Same Marketing scenario.
    ↪DM has taken a hit. Time to start Cold Calling, DK, RVM, SMS, Social Media, SEO.
    ↪But what’s the guarantee? All of that costs money. YES, and? Failing will cost you everything. Don’t you think Blockbuster now wishes they would have stuck to the changes even though they hurt?
    ↪Everything at first is hard, especially with marketing, because it costs money. But that’s what is called an investment.
    ↪This is why so many fail because all they want is to take from day one. As an entrepreneur, you have to have the patience to plant and nurture, and then you take the little that has come out and plant more. Rinse and repeat! That’s how successful businesses stay successful.

    2️⃣ Strategies
    ↪Cash offers are no longer working. Ok, time to get creative!
    ↪Listings, Sub-to, Owner Finance, tighter margin but quick flips, buy and hold with less equity?
    ↪But I don’t like those… they take too long… ok, and? Remember, don’t be emotional. This is the market that you’re in, not the market that you want!
    ↪But I don’t know how to do those… PARTNER!!! You didn’t know how to walk, but someone helped you figure it out. Those principles have not changed.

    So, you want to start flipping houses, but you don’t have enough money to buy and do the renovations?



    Well in this video I will show you how we have flipped over 25 houses without spending a dime!



    We'll cover the 3 Steps that have helped us do this time and time again and continue to do it and will continue to do it moving forward.



    This episode is a continuation of our series on How To Build Your Buyers List In 2021.

    I’ve covered how you can start wholesaling houses with no money by building the RIGHT buyers list. Well, now I’ll show you how to use that buyer's list to start flipping these amazing deals you’re finding.



    When we use to do only wholesaling we use to dream about having enough money to be able to take on one of these deals and make more than the $5K or $10K we were making by wholesaling. Until one day that little lightbulb turned on and we started using this buyers list that we have been building and nurturing to start growing as investors.

    📒 SUMMARY 📒

    Here are the 3 Steps:



    1️⃣ We had a great reputation

    a. As I mentioned in prior videos, your reputation is EVERYTHING when you’re starting off. In the beginning, you have NO business, you ARE the business.

    b. We have been working with buyers who loved working with us and would buy anything and everything we brought them because they kept making money.

    c. So when we decided to start flipping these ourselves it wasn’t a tough sell.



    2️⃣ We found the RIGHT buyer

    a. In the episode What to Ask Cash Buyers I covered why it’s SO important to qualify your buyers first.

    b. If you have done so correctly you should know which one of your buyers struggles with having the TIME to flip these deals.

    c. You approach them and give them the chance to partner with you on the next deal you find that makes sense for a flip.



    3️⃣ Structuring the partnership

    a. Education vs Profit

    b. Credibility vs Profit

    c. Experience vs Profit

    d. Now, tell them that you will find the deal and help manage the renovations/buy materials/meet contractors, etc. And all they have to do is bring the money and you’ll split the profit 50/50.

    e. What if they want more? DO IT! Remember you want Education, Credibility, and Experience. If you wanted money then just wholesale it and stay where you are.

    Know your Market! When you know your market you can see what they’re looking for and not “assume” that everyone wants an updated house. This has helped us pick up houses during Covid when many weren’t buying because they didn’t have the margins for a full rehab. We did a walkthrough of one where we made $40K in less than a week. By not having to do a major rehab we didn’t risk all of that capital.
