    Building a 150-Unit “Lease Arbitrage” Empire and the STR Furnishing Playbook

    Short-term rental arbitrage seems like an elusive concept. As a real estate investor, it can be a little hard to wrap your head around it. You lease a property, rent it out, and then…profit? That’s right! Without buying a rental property, dealing with maintenance or large-scale repairs, you too can make just as much money (if not more) than the landlord down the street without ever owning the property in the first place. It sounds like a dream, but in reality, you’ll need an airtight system and team to make it work.

    Thankfully, Jeff Iloulian has all that and more. Before 2014, Jeff was living as a lucrative lawyer, billing high by-the-minute rates and making money every second he worked. This was during the “wild west” of short-term rental investing, where mom-and-pop owned vacation rentals were starting to become a serious way to make passive income. Jeff initiated his portfolio with just one “lease arbitrage” unit and eventually ballooned his empire up to 150 rentals!

    Now, Jeff does more than just run his short-term rental portfolio. He runs the buying group HostGPO, helping link up short-term rental operators with vendors who can provide better, time-tested, industry-specific products. Not only that, Jeff manages numerous other vacation rentals, so he knows everything from furnishing to cleaning, check-out procedures, and more. He gives a furniture and furnishing masterclass in the second half of this interview where many of his tips could save you thousands over the lifetime of just one rental unit.

    The way you pitch anything is how you pitch everything. So how are you showing your professionalism in meetings, negotiations, or presentations? Are you rolling in nervously with a pitch deck that looks like it was made by two middle-schoolers, sporting an unfitting suit and some cheap-looking picture of Hawaii as your background? Is that what multimillionaires want to see on a deal presentation? Will investors even take you seriously?

    There are a few keys to a perfect pitch, regardless of what you’re even pitching. Oren Klaff, author of Pitch Anything, has become a master at deal negotiations and capital raising. He’s seen what makes a prospective investor walk out of the room or end a video call early, and he’s here to make sure you’re not the person on the other end of that presentation. So what do you need to do to successfully sell or pitch anything?

    Cash flow—the two words every rookie real estate investor loves to hear. It’s always about cash flow. “If the property doesn’t bring in a healthy amount of pure profit every month, there’s no point in buying it!” This sentiment could cost you hundreds of thousands, if not millions over the lifetime of your real estate investing career. Don’t get us wrong, cash flow is important, but focusing on this metric alone may lead to your downfall.

    Chris Lopez hopped off the “buy only for cash flow” bandwagon long ago, and he’s much richer for doing so. Chris has become successful quickly in the real estate game, which is doubly impressive if you look at his past business history. He didn’t start in real estate sales, investing, or anything of that nature—he was more interested in building content for other businesses he was pursuing. After realizing that rental property investing was the way to go, Chris took a hard pivot, repurposing the same skills he used in his businesses to work in real estate.

    Now, he’s got eight units of his own, passive investments he doesn't need to worry about, and a successful real estate brokerage situated in the real estate mecca of Denver, Colorado. He’s become the foremost expert on Denver real estate not because he’s done thousands of deals, but because he knows the area well enough to teach those who don’t. Chris talks about business building, mentorship, and a much better calculation than cash flow in this episode.

I just watched my first episode! Whew! What a lot to take in!!! Very Very Exciting stuff!

I learned so much and I left with 5 pages plus of notes!!! My mother was in real estate for over 40 years and I was never interested in getting involved, til now!! I love the problem solving aspect of the creative real estate!!

I have not entered into real estate just yet, but looking at all options!! This was super helpful!!

Didn’t know this was the Rob show

The show has definitely lost its touch since Brandon left. It seems like Rob talks more about himself than the actual guest. Definitely not interested in this podcast anymore and would recommend other real estate ones instead.
