Something BIG Is Happening in Canada...

Is Canada finally turning things around? For years, I've been pretty pessimistic about Canada's economic future.  Rising housing costs, weak productivity, economic uncertainty, and businesses struggling to invest and grow.  But something happened recently that genuinely changed my outlook.  While preparing a penthouse listing in Toronto's Yorkville neighbourhood, I noticed an unusually heavy police presence outside the Four Seasons Hotel.  I had no idea that some of the world's biggest investors were gathering inside for the Canada Investment Summit, hosted by Prime Minister Mark Carney. The summit brought together global investment leaders representing trillions of dollars in assets and resulted in nearly $500 billion in announced investment and financing commitments. But it's not just about the money. Canada is proposing major tax incentives for business investment, faster approvals for infrastructure projects, and a renewed focus on developing our enormous natural resources.  We're talking about energy, mining, critical minerals, nuclear power, AI, and infrastructure.  What could this mean for ordinary Canadians? More jobs. Potentially higher wages. Stronger businesses. Greater economic security. And perhaps an economy that creates wealth through productivity rather than relying so heavily on rising real estate prices. As a Toronto real estate broker, I'm particularly interested in what this could mean for housing affordability and the future of Canada's property market. Of course, nearly $500 billion in commitments doesn't mean $500 billion has already been invested. These projects still need to be approved, financed, and built.  But for the first time in a while, I'm genuinely optimistic about Canada's economic potential. I didn't vote for this government, but I'm willing to give credit where it's due.  Maybe we've been wrong about Canada's future. What do you think? Is Canada on the verge of an economic comeback, or have we heard promises like this before?   Schedule a 15-minute appointment to chat with me here: https://www.broadviewavenue.ca/appointments ▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬ Subscribe now to keep updated for more information. So much for the fall market recovery...

In August, the Toronto real estate market looked like it was finally tightening up, but as we look at the preliminary September numbers, I have to admit: I spoke too soon. Sales have dropped nearly 30% compared to last year, and inventory is lingering on the market longer than expected. Let's look into the September reality check for the GTA housing market (Toronto, York, Peel, and Durham). We look beyond the surface-level average price of $1 million to answer a crucial question: With the market slowing down, who is actually buying homes right now? Using new data from Teranet, we break down the surprising buyer demographics—including why first-time home buyers now make up 36.5% of non-condo purchases, while move-up buyers are largely staying on the sidelines. Whether you are a first-time buyer looking for an opportunity, or a seller trying to understand your competition, here is exactly what you need to know about this fall market shift.   Schedule a 15-minute appointment to chat with me here: https://www.broadviewavenue.ca/appointments ▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬ Subscribe now to keep updated for more information. How Buyers Actually Find Good Deals in Toronto Real Estate

Finding a deal in Toronto real estate isn’t as simple as it sounds.  A lot of buyers think deals are obvious… or that they’ll just show up as a low price. That’s not how it works. The best opportunities are created through strategy, understanding seller situations, and knowing where to look. In today’s market, there’s more inventory and more choice.  But that doesn’t mean everything is a deal.  In fact, only the best properties are still selling, and many buyers are either over-negotiating or missing opportunities entirely. So let's walk through how to actually find good deals in Toronto’s real estate market.   Schedule a 15-minute appointment to chat with me here: https://www.broadviewavenue.ca/appointments   TIMESTAMPS: 0:18 Is now a good time? 2:07 What does a "deal" even mean? 3:07 Strategies on Finding Good Deals 3:13 Power of Sales are overrated 4:43 Off-market deal myths 5:35 Are assignment sales even deals? 9:07 How to find deals on the MLS 10:53 Asset inflation 11:58 Put the offer in! 12:10 Why you shouldn't flip properties   ▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬▬ Subscribe now to keep updated for more information. Will the Iran War Affect Canadian Real Estate Prices?

Let’s look at the big picture. A conflict in the Middle East might seem far removed from Canada, but global events can ripple through the economy in unexpected ways.  How will the Iran war could influence oil prices, inflation, interest rates, and ultimately the Canadian housing market? Roughly 20% of the world’s oil supply passes through the Strait of Hormuz, a critical shipping route near Iran.  When tensions rise in the region, oil prices often move quickly.  Higher oil prices can feed into inflation through transportation, energy, and goods costs.  And when inflation rises, central banks like the Bank of Canada may delay cutting interest rates. With Canadian real estate, mortgage rates are heavily influenced by inflation and bond markets.  If global instability pushes inflation higher or keeps it elevated, it could delay the rate cuts many homeowners and buyers are waiting for.
