What was the impact of COVID-19 on the Malibu Real Estate market?

 

Malibu Market Trends for Homes in Malibu over $2 million:

• Pre-COVID (2019): 79 homes sold

• 2020 (COVID-19 Impact): 177 homes sold, illustrating a significant increase as buyers sought spacious properties for remote work and safety.

• 2021 (Continued Demand): 256 homes sold, peaking interest in luxury and secluded living.

Post-COVID Adjustments:

• 2022: 215 homes sold – beginning of the decline of sales.

• 2023: Sales normalized to 130 homes as market cooled down.

• 2024 (to date): 42 homes sold, reflecting a stabilizing market and possibly tighter inventory.



Real Estate Industry Trends in California:

• Increased Demand for Suburban Homes: Trends have shown a shift from city centers to suburbs as remote work becomes more prevalent.

• Technology Integration: Virtual tours and digital closings have become more common, enhancing the buying and selling process.

• Sustainability Concerns: A growing trend towards environmentally friendly homes and features.

Overall inventory and supply of single family residences in Malibu is still down, however, there is one street in Point Dume that has 3 homes for sale.

What's the pulse of Point Dume in Malibu?

A look at sales in 2022: 16 homes sold. 1 burned out lot.  Prices ranged from about $35 million to $3 million. 

As we enter 2023, the supply of homes for sale in Point Dume, Malibu is extremely low.  Currently, there are 8 homes on the market which range from $48.5 million to $5.45 million. 

What's next?  We predict demand for homes in Point Dume will increase as supplies become limited.  

In this interview clip, local beloved architect Ronald Goldman discusses how he made Malibu home.

Ron clearly loves nature and despite his protest otherwise, is a true artist who, like Proust and poets, designs masterpieces that simply make souls blossom. 

Ron explains how inherited a small sum of money from his grandfather and used that to buy 6 acres in Point Dume where he built and sold 6 homes on Sea Ranch.   From there, he went to Malibu Colony beach and then to Malibu Cove Colony where he sold one of his homes to Joanie Mitchel for about $1.8 million and later sold it for about $28 million.

Ron discusses how he built the 26940 Malibu Cove Colony and beyond.

"Living on the beach presents an irony because you have rows of houses on narrow lots yet they all open to expansive Pacific Ocean."

Ron designed his homes to create privacy and openness through a mixture of playing with the geometry of lattice work,  open and dissolving walls, and walls and ceilings of glass.  His designs created privacy and openness at the same time. 

Ron designs glass skylight central corridor "spines"  to open up the house to the outside environment so the outside elements come into the home from all sides.  Sun comes up in east and sets in west and you get to see the sun all day long. The glass skylight central corridor spines become the "backbone" of the home and leaves a sense of open expansiveness by bringing the  outside environment into the house.

When you build on the beach, Ron uses motiff's that lead you through the house, for example, you can use meandering walkways that will lead to and open up spaces.   Ron also wanted to create privacy from street and neighbors and open the design to the beach and to the sky so you have an everchanging environment.

When asked how he creates an emotional vibe in the home that seems like a different time space dimension he answered, "Luck."  When asked again - was it intentional?  Ron explained that he works with scale models.  "Sometimes I see from day one what I want to do, sometimes it's an exploration.  I wouldn't call myself natural artist.  I sketch alot.  A lot of wall forms are dissolved to create melding of space and materials."
