The mission of AIPIS is to properly educate real estate specialists and investors in the proven methods of income property investments as a road to building wealth.

AIPIS Education Program

Jason Hartman, internationally known investment property guru, had a vision. He wanted to share his 25+ years of real estate experience with a wider audience, so that they could benefit from everything he had learned.

The idea for the Accredited Income Property Investment Specialist program grew out of Jason’s desire to help Realtors, mortgage officers, and financial advisors earn income via assisting their clients to build successful income property portfolios. He also wanted to assist these same professionals with a means to earn the necessary credits to renew their required licenses. The best way to accomplish all of these goals was to offer online courses. Thus, AIPIS was born!

Jason Hartman has been involved in several thousand real estate transactions and has owned income properties in 11 states and 17 cities. His company, Platinum Properties Investor Network, Inc. helps people to achieve “The American Dream” of financial freedom via the purchase of income property in prudent markets. The three AIPIS courses that we are offering here, draw upon Jason’s very successful and well-received home study course, the Complete Solution for Real Estate Investors™.

Jason Hartman is the Founder and CEO of Platinum Properties Investor Network, the Hartman Media Company and the Jason Hartman Foundation. Starting with very little, Jason, while still in college and at the age of 19, embarked on a career in real estate. While he was brokering properties for clients, he was investing in his own portfolio along the way. Through creativity, persistence, and hard work, he soon joined the ranks of the top one percent of Realtors in the U.S. In quick succession, he earned a number of prestigious industry awards, and became a young multi-millionaire.

Investors use Jason’s podcasts, educational events, referrals, mentoring programs and property tracking software, to assist them with the location and purchase of investment properties in exceptional markets. Visit www.JasonHartman.com to learn more about the Platinum Property Investor Network.

Jason also believes that giving back to the community is an important responsibility of successful entrepreneurs. He established the Jason Hartman Foundation, in 2005, with the goal of providing financial literacy education to young adults. The mission is to instill in young people those all-important real world skills, often not taught in school, which are the keys to the financial stability and success of future generations. 404: Housing Market FINALLY Slowing Down? The Cromford Report, Tina Tamboer

404: Housing Market FINALLY Slowing Down? The Cromford Report, Tina Tamboer

According to Tina Tamboer, Senior Housing Analyst at The Cromford Report, what we’re seeing in the housing market is not a correction, but rather a disruption and the next few months are going to be a very telling time. Jason Hartman and Tina put the Phoenix housing market under a microscope to see exactly what’s happening with buyers, sellers, listing prices, foreclosures, landlords, rent increases and rate hikes!
Supply is rising and prices are being reduced in the Phoenix area market as there have been a significant number of seller reductions each week in various price ranges.
We are seeing a slowdown and we're seeing the tables turn a little bit more towards the buyers in this market. We’re not seeing people waving inspections or paying quite as much over listing price as we have the past two years, but that doesn’t mean we’re in a buyer’s market. It does not mean that sale prices won’t continue on an upward trajectory. We’re just seeing sellers getting a little more accommodating and conceding to concessions.
    Key Takeaways:
0:00 Welcome back Tina Tamboer, Senior Housing Analyst at The Cromford Report
0:47 Big difference in the housing market, depending on whether you're under $400,000 or over
3:21 Will Interest rate sensitivity cause people to stay in the renter pool?
    5:15 Upward pressure on rents
6:39 Adjust your expectations and settle for less
8:34 When supply rises like this, sellers have to adjust their expectation on price also
11:09 Are these price reductions real market value reductions?
13:53 List prices down and days on market up
16:21 More houses under contract than what's available for sale under $600K
19:30 Scottsdale home sold overnight for $400K over list price
21:07 Median mortgage payments are actually quite low historically
23:50 Crash in the auto industry as soon as the manufacturers catch up
26:11 Mortgage rates cannot be predicted
26:50 Interest rates have gone down at the end of every recession historically
28:43 Where do you expect incomes to go in the future?

30:43 What we have right now is not a correction, but a disruption
34:17 Phoenix area foreclosures are still below pandemic levels

403: Is the Seller’s Market OVER? The Cromford Report, Tina Tamboer

403: Is the Seller’s Market OVER? The Cromford Report, Tina Tamboer

Is the housing market at an inflection point? Tina Tamboer, Senior Housing Analyst at The Cromford Report says there has been a significant shift, specifically in supply and demand creating a very interesting dynamic right now in the greater Phoenix area, one of the nation's hottest markets. Are things becoming more favorable to buyers? What about investors? Is this seller’s market finally over?
Phoenix is a boom and bust type of market nowadays, but today is different from the last housing market crash. Whatever your residual anxiety over what you went through during that period of 2005, all the way to 2008, ‘09 and ‘10, you have to put those emotions aside. Emotions are not facts and you have to lean into the numbers to learn what's happening today.
If you rely on the numbers, you’ll see that shifts in supply and demand affect each range of the market differently. Somebody experienced on the higher end of the market is going to be different from somebody who's experienced on the lower end of the market and you have different players. People on the investment side of the market are having to adjust quickly as well.
    Key Takeaways:
0:00 Welcome Tina Tamboer, Senior Housing Analyst at The Cromford Report
1:11 Shift in supply and demand affects each range of the market differently
2:00 Inventory is going up in different amounts in different markets
4:26 Affordability in the Phoenix Metro area
5:37 The interest rates have gone up so fast, the lending community can’t keep up
6:12 The difference between a crash and a correction
7:30 Interest rates coming down at the end of a recession
9:39 In RE investing, you can continually renegotiate your deal
10:48 Why this market is different from the last crash
13:28 Measuring housing supply and demand
15:37 Phoenix is a boom and bust type of market nowadays
    17:14 New listings increasing sharply
18:09 Number of closings in the great Phoenix area
22:47 What’s happening in each market segment - below 400K and above 400K

400: How to Get the Most Out of Your Homeowners Insurance Claim | Galen Hair, Attorney

Jason Hartman invites attorney Galen Hair to the Creating Wealth Show today to discuss how to make sure you are getting the most out of your insurance claim. How do you know if you should even hire an attorney to assist with your claim? A study from the Insurance Research Council revealed that on average, people who hire attorneys are likely to see a settlement three and a half times higher than people who don't hire attorneys.
What are some of the things your homeowner’s insurance policy might cover that you don't even know about and would never think to make a claim for? What should owner occupant homeowners and rental property investors know? What other additional coverage should you consider adding on to your policy that is not included, but would be available for a small fee?
    About Galen M. Hair
Galen M. Hair, an aggressive and relentless litigator, is licensed in multiple states and boasts clients from around the world. With large wins both at home and across the country and an impressive record of favorable results, Mr. Hair gained a reputation for getting the job done both inside and outside the court room early on in his career.
He focuses not only on the litigation in front of the client, but the long term personal and business effects that his clients’ issues will cause. Viability is key and no small victory is worth it if the client is put in a more detrimental position. With both large firm and boutique firm experience, he combines a large firm comprehensive approach to a small firm low-cost model to achieve impressive results with minimal financial expense. His clients are family to him and it shows.

399: Interest Rate Shock: What It Means For The Housing Market with Eric Basmajian, EPB Macro Research

399: Interest Rate Shock: What It Means For The Housing Market with Eric Basmajian, EPB Macro Research

Jason Hartman welcomes Eric Basmajian, economic analyst and founder of EPB Macro Research. Jason and Eric discuss the rapid decline in real personal income and standard of living, how the rate shock will filter through to the housing market and much more. Eric also talks about the single most important variable to understand where the next 10 years of the real estate market are going and the four corners of an economy: income, consumption, employment and production.
How far do our dollars actually go and how do we measure the standard of living in real terms? Eric looks for inflection points in long term economic cycles, what he calls secular economic trends, and cyclical trends to better position people for what's on the other side. We now have a rate shock being pushed onto the private sector which will cause a lot of problems as it filters through to the housing sector. So if you have no new home sales, or no new construction, and you have no existing home sales, how is that going to impact employment in the construction sector? How is that going to impact hours worked or hourly earnings in the construction sector? And as higher costs are being pushed onto the private sector, whether it's construction, food or gas prices, we're seeing a rapid decline in real personal income.
Eric Basmajian is an economic analyst providing research on the most critical secular and cyclical economic trends impacting interest rates and asset prices.
Learn about Eric's secular and cyclical framework: https://www.epbmacroresearch.com/
    Key Takeaways:
0:47 Welcome Eric Basmajian, founder of EPB Macro Research
1:20 The Fed and increasing rates - did they panic?
5:34 Are we in for a 30 year housing shortage?
8:44 Homes for sale and permits for new construction
11:01 Higher costs pushed onto the private sector
13:43 As private borrowing rates increase, result will be a huge pullback in spending
15:37 Savings rate has come down substantially
16:53 The Consumer Price Index is understated
18:54 Almost no first time buyer market anymore
21:37 Working age demographics around the world
25:53 Secular economic trend predictions for the next 3-5+ years
26:50 Transfer of wealth from baby boomers to millennials
