    In this episode I am joined by Yonah Weiss, Regional Business Director with Madison SPECS. Yonah has a background in teaching and real estate. With Madison SPECS, Yonah helps to save his clients millions of dollars in taxes every year. He is here to explain cost segregation and how it can help to save you money. Starting the discussion today, Yonah explains what cost segregation is and how it can save you money in tax deductions on your commercial or investment properties. Most people usually set up cost segregation within the first year, but there is really no best time. Many people aren't even aware of the process and that it can be applied retroactively to properties. Yonah then takes us through the cost of the process for different properties. Using an example from me, Yonah explains how the process works and how to calculate what percentage deduction you could see. He also takes us through whether it can be used to offset active income from other businesses, and how being a certified Real Estate Professional can be of benefit in defining how much of the depreciation value you can use. Most accountants will not be starting this process automatically simply because they can't. You need certified engineers to evaluate the property for it to be valid. If you are looking at hiring someone for evaluation, Yonah explains what they need in order to ensure a quality study.     In this episode I am joined by Gene Trowbridge Esq., CCIM. He is the founding partner of Trowbridge Law Group LLP. Gene's law practice concentrates on the syndication of commercial and investment real estate, through both debt and equity. Between Gene's individual syndication practice and the firm's legal practice, the partners in the firm have written offerings for more $5 Billion of money raised. Gene starts this episode briefly talking about his achievements and his contribution to the commercial and investment real estate.  He did a wonderful job about syndications, investments, and Securities Laws. What is "HOWEY test". He further speaks on whom does Securities Law protects, 506 (b) vs 506 (c). He briefly discusses when and how securities laws came into effect? Who talks about accredited investors, sophisticated investors, and PPM? Why 506(c) was created? Gene further tells that majority of the money is raised by 506(b). I asked him about the pre-existing relationship. He explained in layman language about pre-existing and sophisticated investors. I asked him who are international investors and how they are determined? GENE strongly discourage not to accept cash. There are too many risks associated with accepting cash. Return-on-capital and Return-of-Capital is very confusing sometimes for even very seasoned investors. He did a wonderful job and made it extremely simple to understand. He talks about one of the frauds that is getting noticed very often. As we move on Gene explains who are accredited investors and who are sophisticated investors? Tom has over 25 years experience in real estate acquisitions, development, and management. He has been financially independent for a decade and hopes to inspire others in his profession to generate passive income. He is here today to discuss his new book, physician burnout, and his real estate journey. Tom tells us about his new book, 'Rich Doctor,' which was inspired by his friend Robert Kiyosaki, author of the ever popular 'Rich Dad, Poor Dad.' Tom realized he could help other people in his profession achieve the financial freedom he had achieved and overcome physician burnout. Now, having been financially free for a decade, Tom is able to enjoy his work again. Financial freedom has allowed him more control over his time and business, meaning he can do more of what he wants to do. Tom goes on to explain how he ended up in real estate development and how his hunger for knowledge led him to where he is now. The biggest challenge that Tom had to overcome on his journey was letting go of the do-it-yourself mindset that so many medical professionals have. He tells us that he had to learn to let go and hire the right people for the job. He realized he didn't need to and couldn't do everything.
