    Marketing to Motivated Sellers With Chris Chico

    On this podcast episode I interview Chris Chico who is a good friend of mine, about marketing to motivated sellers.

    We discuss all forms of motivated seller marketing, including direct mail which is how Chris started out marketing to sellers. We discuss in depth how he markets to motivated sellers with Facebook Ads (which is his specialty).

    Chris has over 17 years of experience as a real estate investor. He literally created the term "virtual wholesaling" back in 2005 before it was a household term. Many people in the real estate industry refer to him as the "godfather" of Virtual Wholesaling.

    He pioneered the use of "ugly" postcards and 24 hour recorded messages for direct mail marketing (and mailed millions of postcards).

    He is an expert at teaching real estate investors how to find motivated sellers using paid social media ads especially via Facebook Ads.

    There is a lot of solid information in this episode. Make sure you have a pen and paper to take some notes.

    I personally have 2 cash buyer sites and 2 motivated seller sites and I can tell you that they work! The sites also integrate very well with Podio, Investor Fuse, REI Pro and Zoho, so if you are using (or want to use) any of these CRM's in the future, you can have your leads instantly imported into your CRM. This is what I personally do (I use Investor Fuse).

    For investors that want to send emails to their buyers and sellers, Carrot integrates very well with Mail Chimp, Constant Contact, Get Response and iContact. So if you want to have your cash buyer and seller leads all stored in one place, and have the ability to market to your cash buyers and motivated sellers via email this is a good solution for you.

    The Impact of Corona on Real Estate Investors

    The Impact of Corona on Real Estate Investors

    On this podcast episode, I talk about the impact of corona on real estate and how this will affect real estate investors, wholesalers and flippers.

    The great pricing reset of 2020 or what I like to call the "Covid 19 Effect" is related to how pricing in the real estate markets has been immediately reset for wholesalers, real estate investors and lenders.

    Cash buyers for wholesale deals are cautious right now and are either not buying at all, or they are expecting substantial discounts to move forward on a purchase. We have put a 20% safety margin on all purchases in place to protect ourselves. Capital markets are currently discounting pricing at around 80% to 85% which means they are willing to sell $100,000 loans that they originated a month ago for $80,000 to $85,000 just to get those loans off their books.

    So I think that a 20% safety margin works (for now). Could pricing get worse? We think it could. Ultimately this will translate into a pricing reset in the retail markets. The reason for this is because 22 million+ people that are laid off or unemployed because of Corona are not going to all be hired back immediately. That is going to take time (years).

    Many companies will fold and shut down for good. We have to assume that a good percentage of the 22 million unemployed people will be out of work for some period of time. Even if we assume that 17 million people are immediately hired back then that is still 5 million unemployed people. And for those people that own homes, if they cannot make their mortgage payments they will go into foreclosure. And that will result in an uptick in short sales and bank owned properties as banks are forced to foreclose and take the properties back.

    That may sound bleak. But the reality is that there are hedge funds and private equity funds with trillions of dollars that are ready to pounce on this opportunity.

    This will ultimately be an amazing opportunity to buy real estate and rental properties at a huge discount. And I don't anticipate that discount to be around for too long.

    Since interest rates are so low, you can now borrow money at less than the inflation rate. I received a quote on a 15 year mortgage yesterday of as low as 2.25%. If you can borrow money at less than the inflation rate to buy an asset that beats inflation and that you will own free and clear one day then that is a winning formula.

    So my suggestion is use this as an opportunity to buy real estate. Lock in those low rates. Don't wait to buy real estate. Buy real estate and wait.

    Self Storage Investing with Fernando Angelucci

    On this podcast episode I interview Fernando Angelucci, the Senior Managing Partner of Titan Wealth Group, about investing in self storage.

    Fernando has a very interesting background. He first read Rich Dad Poor Dad when he was only 16 years old and started his first real estate investing business (wholesaling) when he was just 19 years old.

    After graduating college with an Ag-Bio Engineering degree in 2013 he started working for a Fortune 500 Company. Fernando continued investing in single family rental properties, and by the age of 23, he was able to quit his job and focus full time on investing in real estate.

    At the age of 24, Fernando began investing in value add self storage facilities. He focused on buying facilities at a massive discount to market value where the facility could be purchased for very little money down (and in some cases no money down).

    Fernando and his company own, manage and operate self storage facilities in 7 different states. He has also wholesaled and flipped self storage facilities to other investors. His strategy is to buy at a high cap rate and sell at a lower cap rate to another investor.

    On this podcast we talk about investing in self storage facilities, cap rates for self storage, what to look for in a self storage facility, as well as demographics, population growth and job growth.

    Fernando shares some tips and secrets for self storage investing including how to "underwrite" and evaluate potential self storage investment opportunities, and how to find self storage facilities at massive discounts. He also shares how to market to older self storage facility owners and how to use seller financing to buy self storage facilities from older investors that are looking to retire.

    Being Efficient With Your Mailing Lists

    Being Efficient With Your Mailing Lists

    On this podcast episode I talk about being efficient with your mailing list by scheduling your mail in bulk and by using list stacking software.

    This is episode 5, in a multi part series about getting back to the basics of Wholesaling Real Estate. The first episode was called "Wholesaling Real Estate 101".

    Make sure you go back about 6 or 7 podcast episodes, and listen from the beginning to part 1 of this back to the basics series. Part 1 was called "Wholesaling Real Estate 101".

    Part 2 of this series is "Motivated Sellers and How Sellers Become Motivated to Sell". Part 3 of this series is "Types of Motivated Seller Lists". Part 4 is the episode before this one, where I talk about "Purchasing Motivated Seller Lists" and where to purchase these lists.

    On this podcast episode (part 5) I talk about being efficient with your mailing list by learning how to pay the least amount possible for your mailing list and your postcard mailings.

    Make sure you get the lowest possible cost per lead, and the lowest possible cost for mailing. You can achieve this by bulk scheduling your mailings and by buying your lists in bulk. This is cheaper than buying small lists periodically since you pay based on the number of records or mail pieces.

    We have two great resources for our students to get lists at a discount. One is at www.lexlevinrad.com/listability which allows you to pull absentee records for as low as 2.5 cents a piece.

    The other is a feature for our students where we can pull lists for you at just 3 cents per record. This is a subscription based service that costs just $97 per month but we can pull records for you at 3 cents per record for as many records as you need. We only offer this to existing students of ours.

    When you purchase your lists, make sure you save your lists for future use so that you can load these lists into a list stacking software program.

    If you are using a list stacking software, you will know which of your sellers are showing up on multiple motivated seller lists. You should be marketing more frequently to these people and using higher quality mail pieces.

    You should also consider cold calling and text messaging these individuals as well. These are your most likely to sell candidates.

    Another great feature about list stacking software is that you can run any list through the US Postal Service Vacancy list and then extract that list of vacant properties and then market to those vacant property lists. This fact alone makes the subscription price worth it because none of your competitors are marketing to vacant properties (since they are hard to get).

Be Prepared to Learn!

Two words: Information Dense. Sweet Moses. I’ve listened to other real estate investing podcasts but this by far is the most practical, the most hands-on podcast I have heard to date. You can tell that the host, Lex, is very passionate about real estate investing. That passion with his experience translates into an excellent podcast. He shares theory about a topic and then tells a story about his experiences in the real world. That to me is gold!
