Real Estate Investing with the Other 95%

Real Estate Investing with the Other 95%

With only about 5% of the population being eligible to participate in investments from an accreditation standpoint, it’s easy to see why a lot of folks aren’t investing in large real estate investment opportunities. Our guest this week wants to change that.

Beverly Buella is the Founder of Legacy Collective, using her superpower of networking to connect folks who want to move their financial needle with operators and developers. Having moved to Jacksonville recently, she is still familiarizing herself with the market, but not slowing down on her mission: bringing real estate investing to the people who want to be in it (or didn’t know they had the option).

    Bev talks about:

What women bring to the industry

The types of deal and assets she looks for on behalf of her clients

    Her goals for 2024

    And, locally:

Her favorite restaurant: Marianas Grind and SaySoSweets on Beach Blvd

    Her favorite place: Mickler’s Landing

Finding Solutions for Affordable Housing in Jax with a Build to Rent Developer

Finding Solutions for Affordable Housing in Jax with a Build to Rent Developer

Last episode we talked about affordable housing and this week we do the same, but with a different asset. Daniel Blanchard of Southern Impressions builds multifamily and built to rent properties for investors and owner occupied properties.

While government oversight is nothing new to Blanchard, he shines a spotlight on Duval and the ways in which it is easier to develop here than other counties in our state. Daniel also has the novel concept of building multifamily structures on their own parcel IDs, so that every structure within a large group can be owned independently by different investors (or own them all if you’d like, and definitely give Daniel a call if that’s what you’re looking for).

    Daniell talks about:

The largest contribution to rising home and new construction costs

Trends in Jax development over the last 20+ years

    The “Nebulous of Jax”

The secret to success in a fast paced and changing market

Daniel’s opinion on what will really move the needle on affordability

    And, locally:

His favorite restaurant: Cowfords in Downtown Jax

    His favorite place: the water!

    Redefining Co-Living with PadSplit

    Redefining Co-Living with PadSplit

Co-living is not a new concept, but it fell out of vogue a long time ago when starter homes were all the rage. With the increasing barrier to entry for single family homes as well as the rising cost of rents - co-living isn’t just necessary, it’s oftentimes the only choice for people who need to find a place to stay and immediately.

Padsplit and their Account Executive, Emanuel Premate have entered the chat. With 25,000 members strong and 11,000 units nationwide, Padsplit hopes to help both investors and the working class make the most of the predicament we find ourselves in today. By providing a tech-stacked all-in-one app for both owners and “members” (Padsplit’s term for tenants), both sides of the mid-term rental world find an easy, accessible, and transparent experience. With an average stay of 7.6 months, a recommendation rate of 83%, and increased economic mobility of members, it’s hard to find fault with this novel approach to addressing the issue of affordable housing in Jacksonville.

    Emanuel talks about:

Battling the stigma of boarding houses

    Leveraging single family homes

Maximalizing rents with an underserved community

Finding unique legal strategies to create solutions to a real supply issue

    And, locally:

His favorite restaurant: Kairo’s Jax on Beach Blvd

    His favorite place: Hanna Park

    Scaling A "Lifestyle Asset"

    Scaling A "Lifestyle Asset"

If you’ve visited Jacksonville, chances are you have stayed in one of our guest’s properties. He has over 150 rentals under management, ranging from short to mid-term all over Jacksonville and NE Florida which is unheard of for a team of their size.

Andrew Pokrzywinski is the owner of Joseph Ellen Properties, he assists investors by managing their vacation rentals and making them an experience to remember for guests while maximizing returns for owners. Alongside his investors, Andrew and his wife Melody also own their own vacation rentals and will continue picking up properties well into 2024. This week he talks to us about what makes the Jacksonville market great for vacation rentals, one of the reasons his family moved here as opposed to Tampa and Clearwater, as well as what he expected to see the rest of this year in terms of the STR market.

    Andrew talks about:

Where the money is at in the rental market (hint: think kegerator)

The STR market from 2022 to 2024

What it takes to run 150+ vacation rentals spread out amongst an 875 square mile city

    And, locally:

His favorite restaurant:Taverna and Aardwolf in San Marco

And his favorite place: Hanna Park

    ….And ACTION! With Property Theatre

    ….And ACTION! With Property Theatre

Our guest is no stranger to misnomers. With a name like Sina Venus, he’s used to having people make assumptions about who he is. Particularly that he’s not a woman with an exotic name. So what better way to invite him on the show to talk to the Yield Coach about Property Theater, to finally settle all the confusion.

Sina is a bit of a pioneer around these parts. Not many folks will see a junkyard and have high hopes for turning into something worthwhile, but that’s exactly what he did and continues to do in our city. Environmental remediation has two big challenges: needing a clean Phase 1 to get a lender on board, and the big one with junkyards and landfills - compaction. But Sina explains that doing the work and not getting overwhelmed by the slow moving progress can yield great results. And it has for him and our city in a large way.

These days he’s focused on something much more commercial (sorry for the pun Ian!), taking a PUD angle on commercial and retail use in multi zoned areas to fill a much needed gap in our high residential areas, Specifically St. Johns at the moment. If you listened to last week’s episode with Shaun Mayberry you’ll understand the need.

    Sina talks about:

Where he sees transactions heading in the years to come

Jumping the hurdles of zoning usages

Proving a concept he pioneered to apply to other underserved and growing submarkets

    And, locally:

His favorite restaurant: Picasso’s in Mandarin (He says it’s the best in Jacksonville, btw)

And his favorite place: it’s very exclusive - his own backyard

Best show for those interested in Jacksonville real estate

I don’t think there’s any other show out there that does a better job of giving someone the insider perspective on what’s driving the Jacksonville FL real estate market. I love the local guests’ giving the detailed, block by block info what’s driving the city’s evolution. Anyone who is doing business or investing in real estate in Jacksonville should be listening to this show!

Variety of different backgrounds and perspectives on success

I was introduced to Ian through a professor at my college. He had very insightful information to share, I figured his podcast would too. I was correct, each podcast has a different individual that shares their perspective on success and their mindset for said success. Each person he brings on to the podcast is a visionary with valuable information to share. Do recommend!

Definitely Listen

This is one of the best podcasts I’ve listened to in a while. Some knowledge nuggets for sure.
