This is just a draft, but we included the underwriting projections so we can say, this is what we said we're gonna do. Then when it's all done, we’ll see how we did. Ultimately we want to hold ourselves accountable and see how good or how bad we did. That way we can learn lessons based on if we didn't hit some benchmarks. 
1. How many units we can rehab in a month
2. Whether or not to replace the HVAC and water heaters right away or wait
3. Unit status summary, how many are occupied, vacant, in eviction, up for renewal etc.
It's all going to be fluid. It's a live document, changes will be made as the deal progresses. But at least we put the thought in beforehand, that's really what the business plan is about. It's that you took time to be strategic about your plan in order to renovate, increase rents, do all the forced appreciation items that you want to do in order to bring the income up and bring the expenses down.
