Ep 116 - Things To Look For In A Rising Interest Rate Environment Freedom Through Passive Income

When getting a loan the interest rate isn't as big of a factor as you might think. We're telling you this right now, based on the deal that we're buying, and the feedback that we're getting from people we are talking to. We laid out multiple loan options to determine which would be best for our needs. I was focusing on the lowest interest rate, when comparing the benefits of the loan packages side by side, the one with a little bit higher interest rate was the better one and the interest rate wasn't as much of a factor as what was in my head.

Here are 4 things to look for in a rising interest rate environment. Be aware of what's happening.
1) Cost of materials. This will affect renovations, turns, and repairs plus maintenance. So make sure that you're factoring in that higher cost. 
2) Tenant affordability. So if you're evaluating a deal, and the deal only works, because you're dependent upon the rents going up 3% every single year, but perhaps the tenants there can't afford that. 
3) Vendor contracts. When do they expire? In a rising interest rate environment, many times the vendor is raising their prices as well. Take a look at them, if they're expiring soon be prepared that you might get a higher rate on the renegotiation of that contract. 
4) Short loan products. Bridge loans, for example, can be a couple of years and you can add some extensions to them. Make sure that you're not getting something so short.
