Ridgeland Ranch is a nickname for the property that we closed back on March 25th.  It's 129 Unit in Jackson, Mississippi and we wanted to share this case study with you because there was a big long delay in its closing. It took us about six months from start to finish in terms of the closing issues. This deal was a loan assumption where we assumed the existing loan that's already on the property.

Delays are part of real estate, just expect them. In this loan assumption, every time somebody asked for something in the process, it took about two weeks to go full circle, which happened over and over. This deal kept getting delayed but we hung in there because there was lots of upside on this one. There is a high demand in that area, and zoning restrictions is the big barrier of entry to build more. 
We bought it for around 12 million and the expectation is to bring value up to around 16 to 17 million within three years. We were willing to go through the muck and the delays in order to get to the finish line, because it is just a fantastic area, fantastic buildings, and lots of opportunity for us and the investors.
