    Working with Builders can be super lucrative. You can make tons of money working and collaborating with new construction Builders and even rehab Developers.  today we will be talking about how to create a relationship with these Builders and developers and become the go-to guru for their real estate questions and in essence become the listing agent.  

    Developers and rehab teams are very intelligent people and they are getting hounded with Realtors every single day. So you have to set yourself apart. Treat them like an actual person and come with valuable information. I like to call it come with your “guns out”.   This means when you come to meet a developer or a rehab pro come with an item of value such as a market analysis, a potential buyer, some relevant news that may affect him in the neighborhood.

    If you have some construction background maybe you can point some things out.   Maybe you have some lawn experience our gardening experience and you can offer what flowers working with this or compliment this type of construction.  Whatever information you bring you must bring something, don’t just ask for the listing.  In this podcast today we talked about how to create a relationship and become the listing agent.

    How To Become The Real Estate Guru

    GURU = MASTER of Real Estate

    In order to become the real estate Guru you have to specialize in an area, there is no way possible you can master an entire city. What I mean by specialization is I want you to become the master of a farm area or should I say farm areas. And a farm area is not a farm. A farm area is a subdivision could be right in the middle of a city or I can be outside of the city, but a farm area represents seeds. You will plant some seeds and you will harvest these seeds over time and eventually your crop will bloom. And when I mean CROP I mean COMMISSIONS $$$.  

    You’re going to base your decision on the conversion rate of people that move in and move out. if people are not moving out and they’re just staying in a subdivision then you could be wasting lots of time. A good example is the Memorial area of Houston where the conversion rate is between 10 to 14 years. It’s a great area to farm, however if you are new agent you need to make some sales in the next 12 months. You need to have more opportunities. So I highly recommend that you select the farm area where the conversion rate is egg least every 2 to 5 years.

    In this podcast we’re also talking about becoming the master of social media. And that includes Facebook, Instagram, Snapchat, YouTube and anything else that comes up. Social media is here to stay and it’s only getting stronger and stronger every single day.   In the next podcast will talk about mastering social media which will be awesome.

Your foundation includes your Sphere of influence also known as SOI.  Your Sphere of influence is the people and the relationships that you already have now. They include your family, your friends, your co-workers, your neighbors, and just about anybody that you come into contact with once a month.  

     in today’s class we are going to talk about how you become the go-to person for Real Estate. We have to mesmerize the brains and the minds of your Sphere of influence. In this class we will talk about techniques to become to go to Guru and realtor when they need to recommend someone.

     We will also talk about getting organized with your Spear of influence. Using the attached Excel spreadsheet and getting it filled out. We will then take that Excel spreadsheet and import it into a CRM. We talked a little about the advantages of having a mentor and coach. We also discussed a 31 Touch system, in which we communicate in various ways to our Sphere of influence.
