    We're gonna show Jason Bible robin fino Texas real estate radio network cove it free Hey you know at the Texas real estate investment center I am getting a kick out of how many folks are showing up here putting a mass on because I know Brian I work fact and shut doors shut doors put in signs of my office yeah I did by has owned. So we were talking before we get started here that folks who are waiting. How is that good like that house you didn't buy last year is not gonna cost you 20 to 30 percent more today. It's a 30 percent market yeah you're over here consistently now and I don't I think next year we're still going to be in the high teens maybe 20 low twenties and then the year after that we're still in the teens and. Your turn around in 3 years gonna wake up and everything's up by 5060 percent well what I have noticed is you know going out here last weekend a couple weekends ago that there are a lot of people that are not going out anymore yes in Houston's been open when we officially open. 6 months ago the January no no no. It was after that. Remember we officially open yeah I was like March or April yeah okay so mark yeah March or April so everyone thinks Houston's open it's really not. It's open we've just there's a whole population segment has chosen not to participate well and it's not just people over 40 no people or third yeah there's a large swath of people they're just not going out right and and I see it I read a report this morning from the Casson with a talked about changes in consumer habits yeah and and we're seeing that in a big way in this market place I get my HEP delivered now love it yeah that's great and then so here's the problem. If your. If you're waiting for real estate credit well here's what really happens it means the single family house has become the most important asset the country yet for sure you know to place we can raise your family it's it's your office it's all these things now and most folks really don't want to live in apartment complexes if they don't have to so the reality is is that. Folks are just staying home and they're buying houses they want to live in and they're upgrading and all that other stuff and it's causing a a big strain in the market the other thing that I found. This past weekend when I was out running around town doing the whole bar restaurant club thing is that. There were a ton of folks that had moved here in the last year or 2 that had friends visiting from out of state. So as soon as the country really starts to open up and they're able to sell some houses sell their house or the job market continues to improve we're going to see even more people move to Texas. Thanks I can almost tell you what the states are Nevada Texas Arizona Florida. Those are gonna be the big states where there's this massive influx. Of folks from other states. That essentially been locked down for a year point 5 now.     Welcome to show folks chasing Bible Texas real estate radio network. I am back from my bout. Of the cove it. It was. I'm gonna tell you this so we've got producer Rick so recommend Warner's Gimme a lot coughing on the shelf of. Tomorrow marks 3 weeks. Then I had this thing and it is absolutely the worst sickness I've ever had it was absolutely insane we're pretty sure it was the delta variant. But I'm a reasonably healthy dude and it was it was awful started Tuesday the Tuesday July 4. Transaction happy hours me and Brian and my backstory get real sore was real strange I thought well maybe I'll get one of these colds run around town right now. For those of you in different parts of the country up here in Texas we get the summer colds don't make any sense at all but usually some point during the summer you pick up some little coffee get a little achy for a couple of days and you're over it so that's what I thought was happening on Tuesday this would have been like the 20 Jeez I don't know the make America look at the dates like the 20 eighth maybe no the 20 ninth this is June 29. Today's the nineteenth. So I started an achy during happy hour. And then the just one feeling right so then I go to dinner at a dinner planned that evening and and I just started getting worse and then eventually got home and she just felt awful Tuesday night Wednesday morning Wednesday actually showed up here. And I just hung out my office had to quick meetings and then. I was back out of the lake on Friday I started feeling better I just had this fever so went to lake on Friday and by Sunday morning I felt so awful is like I got to go to a clinic this is not a cold this is something totally different and sure enough. They did the rapid test on me and does a man you got cove it so from there I just immediately went home that was Sunday July on a fourth or fifth whatever day that was and essentially I've been hanging out the house since Friday this past week at 1.actually to the hospital had have an ambulance come pick me up with the hospital was awful 0 for about 6:00 hours. The problem I had was course that you have the fever and the chills and then my lungs are filling up fluid fact I could hear my voice I can hear the the cream filling up my lungs when I breathe it was so crazy so I go to the hospital because I just can't stop coughing and I was coughing so much it was I don't sales passing out but Lou I had to lay down on the couch I couldn't move and I couldn't I could see you could read. So I actually thought was just gonna jump in my truck and drive to the hospital I could even read my phone so I called 911 said Hey can guide guys can get me in let's go hospital so. When the house was there for about 6:00 hours and they said look if your pulse ox drops below 90 percent they come back but otherwise here's a bunch of prescriptions a slow the cough and help you with breathing but you know there's not much else we can give you the cell I had a bunch of people reach out to me like all you need here on ivermectin you go on this you get on that and I'm like guys they really don't prescribe that stuff and less you are hospitalized. And they really can't too because he allows in a viral they really shouldn't unless you're actually hospitalized so if you're in reasonably good health of it's literally like any other virus you just got to suffer through it so that's really where I've been for almost 3 weeks now it was absolutely wild the worst sickness I've ever had it was awful now a lot of people ask me my vaccinated I am not but here's the interesting thing I know folks who got the same fear and I did that were vaccinated so you know the vaccine is not a it's not a bullet proof measure it's just like the old flu vaccine you can just get a different version of the flu or if you get the flu it's not as bad so. If I had the vaccine will be better I don't know. But looks like I've got the antibodies for at least 90 days. V.'s and partnerships and how we're doing investment properties and all of the stuff. Okay we remember from the last time we talked about this there is a very successful formula for flipping houses and typically it's someone who understands the construction world. Maybe already owns a construction company and someone on the real estate side so they can negotiate deals very very well and close the acquisition and sell the do the disposition on the flip. And that world that may be husband and wife for spouses or partners that does really really well. That's that's a good success rate Terence good good good good good good set up for success. However a lot of people that are looking to do partnerships we've talked about this before let's just get this over most of the time people are looking for partners because they're afraid. I think they're not prepared I don't feel like they're prepared enough to do it themselves so then they look for partners. Right now I would I I was absolutely subject to this you know 70 years ago I was that was me I was looking for partners even though looking back I didn't need partners when I need it was probably another hour or 2 with a mentor. But people go out there to start if these partnerships and so let's just talk about what those joint ventures partnerships look like you should always have an end date to the partnership should never be open and like for Jason I'm 60 months right we're 31 months in. Did that 60 months time liquidate time move my ownership in the beneficiaries and all this other stuff and we got a lot of legalese to do but we're done or Hey let's do for another 36 months. That probably will not happen. Copyright Mr. Texas Real Estate @ 2021

    Tonight I want to talk about. How not to do things. And again we'll take it through we'll take it all the way through and we got 4 segments to do remember. We talk about over and over and over there are 5 real ways to make money in real estate investing. One. And the entry level most people heard about came to this world is through wholesaling. Well that's also in a sales contract or lease options or or owner finance is just you're basically you're stepping in the middle of the deal somehow becoming an arbitrator of the deal. 2 you can flip the house he bite. Distressed put some love into it seller hi. Right every TV show every fortune builder bus that comes through town that's what they're doing. 3 you can buy and hold that's what we do. You can also kind of calm you know put those all the first 3 steps all together where we can find a wholesale deal we can fix it up and then we can hold it. This is a refinance portion of that you've got to go through that stuff and there's a fourth way we could just straight up B. investor we just writing a check. You can do that for notes and syndications and funds. Right REITs. Just be straight up investor you're gonna make anywhere between 5 and 7 percent there we'll talk about those 2 which expect to make. And then this is fifth way which if you are doing real estate for this fifth way then you're doing really well in life and that is your buying real estate for accelerated depreciation to off set a tax burden in some other business that you're doing. Like doctors are famous to buy commercial real estate properties because they make so much money as a doctor and usually is a W. 2 that they're looking for ways to offset it and so will take the depreciation or if they're lucky enough to figure it out the xcelerated depreciation lows of the 5 ways to do it one arbitrage contract to make something better to sell help buy low sell high 3 buy it hold it rented for sure okay check invest and 5 for tax strategy. E. is a real estate.com all right so tonight we're gonna talk about. Sort of 4 paths that are are mastermind folks go through or follow to create their wealth creator financial freedom to create their passive income. And again we're talking about buying hold for the most part and just for the crowd in if you've never heard us talk about this before there's lots of ways to make money in real estate one you can go ahead at wholesale the contract right you can be out there to do marketing wholesaling I don't recommend that to anyone but people do it you can fix and flip houses again unless you have a construction background I don't recommend that to anyone you can buy and hold to be a landlord that certainly is something that we recommend to a lot of people. You can lend on properties can be just a passive investor right so will hold the note whether it's yours or brokering a note that's a good way to and then finally the fifth way which we always say is if you're actually using the fifth way to make money real estate you're pretty well off and that is D. presheaf. Basically using the depreciation on a property to pay off or to reduce your tax burden on something else it's very very successful in your life so we're gonna really focus on number 3 number 4 that is being a landlord being a lender. And so you know there's a lot of people I know the bigger pockets is very popular a lot of fan I've never been on I don't really go on there once in awhile someone sent me an article read on to sort of go on I don't I don't have a lot of time to study my industry. I really don't we're just we're just working really really hard at it when something comes up we need to research yes we research but I'm not really interested in hearing what other people are doing in Wichita or in Minnesota or Idaho none of that stuff works and the norm really interested I want to know about the Texas market place on about the economy in Texas I want to know about the lending rates in Texas I want to focus in on my market place so I don't really spend a lot of time seeing what other people doing around the country at some point we'll it's interesting but right now I'm really hyper focused on what we doing.  Copyright Mr. Texas Real Estate @ 2021

    Hey good evening everyone this is Robert with the world renowned Mr Texas real estate this is the Texas real estate radio network Hey. Preciado him back a little family business take care but we're back now on the on the air my partner Jason is a little under the weather today. I guess we officially said that code was done about 4 weeks ago so I would started shaking hands and hugging him and not wearing mask in tight spaces and while he didn't get covert he certainly got that head cold that is going around I had it last week it was miserable as the first summer cold in 2 years right so. I'm back to fist pumping in face mask wearing because that was not fun. Anyway so we're gonna carry on today we're gonna talk about doing this is a critical thing in our business. Doing what you say you're going to do. James really really important and and many many many levels and so. Are we can we can dive into that pretty deep here today so but as always we have the month of July coming up here so we July 1 and we have a really really big July for mastermind folks we're gonna run a promotion in July so if you plan on buying the mastermind today June 30 don't we're gonna go ahead and get that out there July there's gonna be a little bonus and and fun little exercise for folks and so we're in a little special the mastermind in July we want to bring some people in should be exciting we've got a 3 day mastermind coming up we're gonna talk about attracting the deals and money to yourself and how we go about doing that even at a lower level and and how to make you guys successful. In real state very very quickly so. Again big big month for mastermind is gonna be July we'll do some commercials matter fact Iraq after this show we have to record a at 3 in the whatever 3 minute 40 seconds something rather we'll do that on the mastermind you guys hear that off through July as we start getting closer and closer to the the third week yeah third week of July we're gonna have a big event some. It is pretty big we got people coming from Pittsburgh from northeast we have people now coming in from California all about Texas real estate so we have people coming in from across the country. We just wanna bring them on the air at some point next week one of our guys. Quit his job and came to Texas and is now part of our E. X. P. team as an agent N. R. number one recruiter and he's doing great he's he's an adult who can figure things out so we we always like that we look at smart people around us so he is hit it pretty hard the point being here. You're living in one of the hottest markets in the country and if you haven't already added real estate to your portfolio now is the time and again all the things that are keeping you back from doing that will just not does all side if you join the mastermind so again people all across the country are coming here to Houston and Corpus Christi and San Antonio and that's much Austin there get a little flabbergasted Austin but you know and and anywhere in Conroe wow camerawork splitting right so these people know the city's it's really really interesting where talking to folks in California like Hey tell me about Conroy I heard all about Conroy wow really I I barely think about Conroy but it's on your brain let's let's go into it and talk about the leaks of dare talk about the community thought about some of the fastest growing communities here in Texas on the on the north side of a very affluent area called the woodlands and you know we just sort of drive by it complain about the traffic on the way to Dallas right. They were wishing that maybe there's a Bucky's little further along around we're just getting off of their you know Bucky's but holy cow guys. Massive amounts of money coming in to Conroe was in the new York times right so again these folks are coming from all around the country and looking at your backyard .
