3 Steps to Avoiding a Million Dollar Mistake as a Developer

3 Steps to Avoiding a Million Dollar Mistake as a Developer

Being able to develop successfully in real estate requires a variety of aspects. A significant part of that is about choosing the right relationships. In this episode, I discuss the different types of contractors and how to find the right one for your project. I also stress the importance of pre-planning and working together with the architect, as well as having good relationships with your suppliers and tradespeople. Remember, if you are able to leverage your resources and manage your relationships effectively, you can save money on your project.

[00:01 - 05:00] What to be Mindful for When Hiring Contractors

Avoiding common mistakes when hiring contractors The tendering process is often difficult and expensive and it is difficult to get good pricing in advance. Developers should build trust with their contractors and avoid playing games with them.
[05:01 - 29:06]  The Value of Relationships and Early Planning

Valuing relationships It is important to have a good relationship with your general contractor, as they can be a valuable asset during the construction process. Be aware of the different types of general contractors and to have a plan in place for any potential problems. Commercial real estate planning Pre-construction planning is key to ensuring a smooth project. Having the right team on board is essential and relationships are key to success.

    Raising Capital with Hunter Thompson

    Raising Capital with Hunter Thompson

In this episode, my guest, Hunter Thompson, and I talk about how pain can be a great motivator to achieve greater heights, how to clear your message so it's compelling, and how putting yourself in a better position is the key to achieving success. Listen carefully as Hunter shares his speculations of the market and ongoing trends and the signs to watch out for in order to devise a plan in line with today’s economy.

Hunter Thompson is the Managing Principal at Asym Capital. Asym Capital (“Asym”) is a private equity firm that helps accredited investors achieve diversification through recession-resistant real estate assets. The opportunities provided by Asym include investments in mobile home parks, grocery store-anchored shopping centers, self-storage facilities, multi-family apartments, and much more. Through its syndication model, Asym gives investors the opportunity to achieve true portfolio diversification, through high-quality commercial real estate.

[00:01 - 13:30] Fighting for What Matters to You

Hunter had a catastrophic injury that prevented them from bending his wrist. In business, talent is irrelevant - all that matters is what you're able to do. This is true even for those at a lower level, as long as they're able to overcome their obstacles. Your strengths should be emphasized and it is important to try to stay positive in difficult times.
[13:31 - 21:28]  Have a Specific Plan in Place for Your Investment

It is important to have a playbook and to operate in a market with proven success. People should not underestimate the importance of fundraising, although it is not easy for everyone. Have an automated system in place to get investors knowledgeable and excited about your company.  Present your company in a way that makes them want to invest and do not cross investors. Paving the way to scale If a business is able to scale, it does not require more work - it's simply a matter of pouring more gas on the fire.
[21:29 - 50:44]  Trends and Signs to Watch out for

Different people have different styles, and it's important to be authentic in order to be successful. Be wary of the signs of a recession. Real estate investors should be aware of this. Interest rates are rising because of inflation and political pressure, and it's important to put this in context. Cash flow depreciation, passive income, and having a portfolio of only high-yield investments are all benefits of building a business around a specific goal. Your focus should be on raising capital, primarily, not anything else.

    Tweetable Quotes:

“People that are pessimistic are like, I'll probably give this presentation, it's not going to work. They're more prepared for that.” - Hunter Thompson

“There are so many real estate coaches out there that focus so much on finding the deals and what paint to use and all this stuff, it's honestly kind of ridiculous because, man, if you can come up with the money, it all comes to you.” -

Where are Cap Rates Headed with Interest Rates Increasing

Where are Cap Rates Headed with Interest Rates Increasing

What should investors watch for in order to make smart decisions? My co-host, Stephen Simpson, and I share our insights on where cap rates are headed. Interest rates are going up, and this means that cap rates will also go up. We discuss how this affects buyers and renters, as well as developers. We also share thoughts on the provincial government's proposed housing wage.

[00:01 - 09:01] Global Events and Other Factors Contributing to the Changing Rates

Insights on how inflation is driven  This is through factors such as supply chain disruptions, geopolitical events, and low-interest rates. Considering the variety of global events affecting the economy which could have an impact on rates The current market conditions are uncertain and this is an opportunity for those who are smart.
[09:02 - 29:06]  Have a Specific Plan in Place for Your Investment

How there is demand despite low cap rates The influx of immigration requires the federal government’s attention to address the issue of housing supply. The market for real estate will remain strong in affected areas. When land prices become more and more expensive The development will either have to stop or developers will have to charge more. Buying existing commercial properties versus developing new commercial properties Consider the risk involved and the demand for the product. Ground-up development projects may be riskier. Before starting a commercial real estate business Have a team that can help you make good decisions and be aware of the risks involved in any given project. Investors should consider investing in properties outside their target market in order to get better yields and access to different markets.
[29:07 - 37:50]  Check Your Bias and Don’t Be Crippled

The power of relationships New investors should take the time to build relationships with local real estate professionals. It can be difficult to build a relationship with someone online or over the phone, and it is important to take the time to get to know someone before investing in them. Looking beyond cap rates Cap rates can be helpful in evaluating properties, but they can also be limiting if used improperly. It is important to define specific parameters that work for you, such as size and location.

How can we be successful in the stock market, no matter how the market is doing? Investors lose confidence if they go in and out in the world of investing.
