Online Funnel Secrets Every Agent Needs To Know with Kylie Walker

If you’re constantly chasing leads, refreshing your inbox, or replying to DMs late at night, this episode is for you. I know exactly what that feels like because I used to do it too. When I first started in real estate, everything relied on me,  if I stopped marketing, following up, or networking, the leads stopped too. It was exhausting and unpredictable. The turning point came when I realised I didn’t need more work; I needed more structure. That’s when I discovered the power of funnels and automation in property management marketing and it changed everything. In this episode, I’m breaking down the exact marketing funnel framework I use in my property management business today. You’ll learn how to attract leads with value based content, capture leads through lead magnets, nurture client relationships with authenticity, and convert leads into clients with clarity, all while leveraging AI tools for real estate marketing that make everything faster and easier. This is the system that helped me go from chasing leads to attracting them, even while I’m offline or on holidays.  ”One of the things that I have found that's working really well for the clients that we currently work with is creating short videos, breaking down property investment myths. The engagement on some of these videos, especially on platforms like reels and TikTok, is getting huge engagement.  These worked because our clients weren't selling. They were serving.”-Kylie Walker We cover: What a marketing funnel really is  and how it helps clients move from stranger to paying customerThe four stages of every successful sales funnel: Attraction, Connection, Nurture, and ConversionHow to create educational content for property managers that positions you as the go to expertLead magnet ideas that attract high-quality leads so you can grow your property management email list and position yourself as a real estate marketing expert. How to build an email nurture sequence that builds trust over timeThe three most common funnel mistakes and how to avoid themThe AI marketing tools I use every week  including ChatGPT, Kajabi, and Canva  to save hoursHow to show up consistently and create sustainable growth in your real estate business Join my new FREE  Masterclass 🔥 The 5 Mistakes Keeping Your Real Estate Business Invisible Online (And How to Fix Them Fast) https://courses.thatpropertymum.com.au/5-mistakes-invisibleonline Kylie’s Resources: Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool  Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool  That Property Mum Courses: https://www.thatpropertymum.com.au/courses/  The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate  Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call   Kolmeo:

Why Google and AI Don’t Know You Exist (and How to Fix It) with Kylie Walker

So many real estate business owners have believed that working hard would be enough, showing up every day, managing properties, and looking after clients. But what happens when the online world doesn’t even know you exist? In this episode, I’m talking about a reality that a lot of business owners are starting to face. If Google and AI can’t find you, your clients can’t either. Things have shifted, people aren’t just searching on Google anymore,  they’re asking AI tools like ChatGPT or Claude for answers, recommendations, and local experts. And if you’re not showing up there, you’re basically invisible and missing out on a huge opportunity. I’ll walk you through how to change that and start building an online presence that actually gets found. Whether it’s creating useful content, improving your SEO, or using AI tools to make things easier, these simple steps can help you go from invisible to visible.  Consistency compounds. You don't need to do it perfectly. You just need to keep doing it. And over time, Google and AI start connecting the dots between your name, your business. Your content and your location, and this is not a short term thing either. It is a long term game, a long term strategy for your business - Kylie Walker We cover: How to create short, helpful blog content that answers the real questions your clients are asking  and why this builds trust and improves your real estate SEO.Why updating your Google Business Profile with regular posts, photos, and review replies helps you rank higher in local searches. How using consistent keywords and location tags across your website and social media helps Google and AI connect your name with your area of expertise.Easy ways to use AI tools like ChatGPT to brainstorm, write, and repurpose content so you can stay visible without burning out.Why visibility online isn’t about doing more, it's about doing the right things consistently so your ideal clients can find you Join my new FREE  Masterclass 🔥 The 5 Mistakes Keeping Your Real Estate Business Invisible Online (And How to Fix Them Fast) https://courses.thatpropertymum.com.au/5-mistakes-invisibleonline Kylie’s Resources: Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool  Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool  That Property Mum Courses: https://www.thatpropertymum.com.au/courses/  The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate  Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call   Kolmeo: https://kolmeo.com/  Find out about our Done for You Lead Generation -...

The great tradie debate - the huge gap in property managers knowledge with Corrine Forsyth and Shelby

Every property manager knows the dread of that maintenance request that lands late on a Friday afternoon, the leaky tap that turns into a flood, the broken fence that’s been “in progress” for 6 months, or the tenant complaint that snowballs into a claim against your agency. Investors expect fast, cost effective solutions.  Tenants want safety and comfort restored. Trades need clear instructions, access and approvals. In the middle sits a Property Manager who was rarely taught the technical bits at licence level, yet carries the consequences when something is missed. In this episode, I chat with Corinne and Shelby about the real skills property managers need to manage maintenance effectively. They share how better training, stronger relationships with trades, and a proactive approach can prevent costly mistakes and lift the standard of property management across the industry.  This conversation reframes maintenance as a professional advantage, not just a pain point, we chat about what’s missing in current PM education, why too many teams are xxx and how their Trade Education Event gives property managers real world tools they can take straight back to the office, practical training that makes a genuine difference to how maintenance is handled I was five years into my property management career before I knew that a rust spot on a flexi hose means it’s about to burst  and that knowledge could have saved thousands of dollars in water damage - Corrine Forsyth We cover: The common maintenance misunderstandings that leave property managers exposedWhy most Property Management qualifications don’t teach real world maintenance or troubleshooting skillsHow to build a core network of trusted trades who support and educate your teamThe importance of proactive training, continuing professional development, and accountability for self developmentHow the right trade training can make your maintenance process easier and more effective and can help your team handle maintenance betterWhy strong communication and clear internal expectations with your team can reduce risk and improve serviceHow collaborative industry events can replace competition with shared learning and build a strong network of relationships around youWhy hands on experience and real life learning help property managers feel more confident when inspecting and managing properties Kylie’s Resources: Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool  Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool  That Property Mum Courses: https://www.thatpropertymum.com.au/courses/  The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate  Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call   Kolmeo: https://kolmeo.com/  Find out about our Done for You Lead Generation -a href="https://calendly.com/kylie-tpm/done-for-you-leads-discovery-call" rel="noopener...

The Harsh Truth: No One is Choosing You Because Your Brand Looks Like Everyone Else’s with Kylie Walker

The market is more crowded than ever. But it’s not the loudest voices that win, it’s the most authentic. A brand built on real stories, genuine connection, and aligned values creates trust before the first conversation even happens. This episode is a little uncomfortable but it’s also the truth that changed everything for me. No one’s choosing you because your brand looks like everyone else’s. I used to work 60 hour weeks in my real estate business. I was answering emails late at night, fixing problems, dealing with staff turnover and wondering why I couldn’t seem to grow, no matter how hard I worked. Then one day, it hit me. It wasn’t my effort that was holding me back, it was that no one actually knew who I was. My brand looked and sounded like every other agency. The same colours, the same language, the same “we care” messaging. And that meant no one could really connect with me. When I finally started building a personal brand that reflected me,  my story, my voice, my values, everything shifted. In this episode, I’m sharing the mindset shifts, the lessons and the exact moments that helped me stop hiding behind my business and start standing out online. “When you sound and look like everyone else, clients have no reason to choose you.” - Kylie Walker We explore: The real reason clients aren’t choosing your businessWhy blending in is the fastest way to stay invisibleHow to build a personal brand that attracts, not chases, attentionWhy authenticity builds trust long before you meet a clientThe surprising link between focus and freedomHow showing up as yourself changes everything in business Join our new free Masterclass 🔥 The 5 Mistakes Keeping Your Real Estate Business Invisible Online (And How to Fix Them Fast) https://courses.thatpropertymum.com.au/5-mistakes-invisibleonline Kylie’s Resources: Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool  Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool  That Property Mum Courses: https://www.thatpropertymum.com.au/courses/  The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate  Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call   Kolmeo: https://kolmeo.com/  Find out about our Done for You Lead Generation - https://calendly.com/kylie-tpm/done-for-you-leads-discovery-call 35 AI Prompts to help you Grow your Business on Social Media:...

How to Get Through a Mini Breakdown With Kylie Walker

In this heartfelt episode of the Property Management Podcast, I opened up about some of the personal and professional struggles I’ve been facing lately. From experiencing work breakdowns to navigating unexpected health scares, it’s been a season that’s tested my resilience in ways I didn’t anticipate. Balancing the demands of running a business while still showing up for my family has felt overwhelming at times, and I wanted to share that honestly with my listeners–because I know I’m not the only one going through it. I also talked about the different “seasons” we go through in business: the startup phase, the messy middle, and the season of abundance. Each one comes with its own challenges and rewards. Right now, I’m in that messy middle, where things don’t always go to plan, and growth often feels uncomfortable. But I reminded myself–and my audience–that these tough times are temporary. Just like any season, they eventually pass, and what we learn along the way shapes who we become as leaders and as individuals. More than anything, I wanted this episode to encourage women in property management who may be facing their own storms. I shared some of the ways I’ve been prioritizing self-care, leaning on clear communication, and choosing perseverance even when it feels hard. Growth is rarely neat and tidy; it’s often messy, emotional, and unpredictable. But it’s also deeply worthwhile. By embracing the journey and giving ourselves grace, we create the space to thrive–not just survive–in both business and life. "You don't have to carry it all alone. And most of all, remember you're not broken. You're building something." - Kylie Walker We explore: Balancing career and family in the property management industryOvercoming personal and professional challengesThe concept of "business seasons" (startup, messy middle, abundance)Emotional and physical struggles faced by business ownersThe importance of communication during tough timesRecognizing that difficult periods are temporaryThe impact of health issues on personal and professional lifeThe significance of support systems in businessEncouragement to take action despite feeling overwhelmedThe journey of growth and the challenges that accompany it Connect with Done For You Services Done For You Services - https://dfys.com.au/ Find out about our Done For You Social Media Management - https://dfys.mykajabi.com/done-for-you-sm Find out about our Done for You Lead Generation - https://dfys.mykajabi.com/done-for-you-lead-generation Connect with Done For You Services: https://www.instagram.com/doneforyouservices_/ Kylie’s Resources Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That Property Mum Courses:...

Property management leadership has never been more demanding, but it’s also never been more rewarding. When leaders focus on clarity, communication, and care, they don’t just reduce turnover; they build teams who feel valued, trusted and motivated to grow. In this episode I chat with Rachel Atkin who is a respected property management leader with more than 20 years’ experience in real estate.
