I thought this was a great discussion on property management! That said, I am a property manager and couldn’t help but cringe at some of the things I was hearing!

I have heard all those horror stories that you both mentioned as well and know that they are real and happen daily! What I felt was missed is a different model of PM. We practice a transparent model. The only fee is the management fee on rent collected. No up charge on work and no leasing/advertising fees.

You guys talked about the late fees and I was surprised because that seemed crazy. If a tenant pays late that hurts the owner. The punishment is a late fee to soften that blow. That should (and we do) be passed to the owner with no deductions!

We keep NSF check fees because we get charged by the bank when checks bounce.

All in all, every market is different and every company is different, but I wanted to describe an alternative model that people may be able to find in their markets.
