    About Our Guest:
    Terry Moore helps real estate investors make the most important financial choice of their next decade. He’s a top apartment broker who has received nine major recognitions, including Investment Broker of the Year, Deal Maker of the Year, Transaction of the Year, and CCIM of the Year. In January 2018, Terry received the inaugural Commercial Broker of the Year award from the San Diego Association of Realtors.
    Terry has long advocated improving property. Over the years, nearly 100,000 residents have lived in apartments that were upgraded by his clients. All of his group investments made money for his investors. Each property he and Sandy have owned was in better shape when they disposed of the asset than when the property was acquired.
    After earning his MBA at Southern Methodist University, Terry worked for the world’s largest bank, owned a hardware store, was a shopping center developer, and then became a hyperactive income property broker.
    Terry has been a commercial broker since 1987. He earned the CCIM (Certified Commercial Investment Member) designation, which has been awarded to fewer than 5% of commercial investment brokers. He has been a member of the national CCIM faculty.
    Terry’s articles have been published in national, state, regional, and local magazines. He wrote the “Trusted Advisor” column in the San Diego Daily Transcript and frequently contributes articles to the San Diego County Apartment Association’s Rental Owner.
    He summited Kilimanjaro at 59 and took up triathlons after 60. In his spare time, he is on track to read 50 non-fiction books this year.
    Terry is an owner of ACI Apartment Consultants Inc., San Diego’s most effective apartment brokerage firm.
    Terry and Sandy have been married 40 years, have been rental owners for 37 of those years, and have been working in the same business daily for most of their marriage. They enjoy active living in San Diego, which will likely include more triathlons, as well as hiking in and out of the Grand Canyon again. Between them, they often read 100 books annually.

    Scott grew up as an observer of the real estate development world.
     
    This is because the Choppin family has been active since 1960, which includes the development of the World Trade Center in Long Beach California, their hometown.
     
    However, despite the fact that several members of his family were involved in the business, he never actually considered working in this field when he was young.
     
    It was only when he worked as an electrician that he realized that he wanted to become an entrepreneur and that corporate life wasn’t his cup of tea.
     
    Upon seeing a real estate developer first-hand and recognizing that this man was who he aspired to be, he began a career in this profession.
     
    His company Urban Pacific was founded in 2000.
     
    During this time, urban housing and living downtown wasn’t as popular as it is today.
     
    But upon procuring the help of an expert regarding the future of housing, his company was born and has been in the business for 20 years.
     
    In 2017, there was a lot of competition in this market with the possibility of oversupply.
     
    And so, he set his eyes onto a new target.
     
    He discovered a sector in the market that was being severy underserved, which was middle income or workforce housing.
     
    Scott realized that these naturally multigenerational and multi-earner household was resilient.
     
    More importantly, the demand for this type of housing kept growing in time.
     
    So, from a former luxury background, Urban Pacific has evolved into a syndicator and developer of affordable housing communities.
