What Success Beyond Revenue Actually Looks Like for Vacation Rental Owners with Hunter Harrelson of Beach Ball Properties

Hunter Harrelson, owner and CEO of Beachball Properties, returns for part two of a conversation that goes beyond systems and hiring into the decisions and values that define how a 350-property Gulf Coast operation actually runs. This episode covers the org structure, the brand philosophy, the COVID moment that changed everything, and what it means to build a business bigger than its founders.

What You'll Learn:

  • How Hunter built a funnel-based org structure that separates customer service, maintenance, housekeeping, and owner relations into communicating departments under a single operations manager
  • Why the decision to refund $560,000 in escrow funds during COVID took Beachball Properties from 100 to 250 properties in a matter of weeks
  • The leadership mistake Hunter keeps relearning: holding on to people too long because of personal loyalty when the business has outgrown the role
  • Why branding is the most important first investment any new property manager can make and how the name Beachball Properties was born
  • How owner connection drives retention and why stepping back from founder-led relationships requires building a team that carries that trust forward
  • What success actually means to Hunter beyond revenue: financial security, family time, and a business that runs without him in the middle of everything
