    My smoke detector/carbon monoxide detector addendum in response to the lender revision request.

    This was the first time I had ever received a revision request like this & the first time I have ever had to develop a response like this. 

    AT TIME OF INSPECTION, THE APPRAISER DID NOT NOTATE THE PRESENCE OF ANY CARBON MONOXIDE

    AND/OR SMOKE DETECTORS. THE APPRAISER MAKES NO GUARANTEES THAT CARBON MONOXIDE AND/OR

    SMOKE DETECTORS WERE PRESENT AT TIME OF INSPECTION OR THAT THEY WERE IN NORMAL WORKING

    CONDITION.



    I am working on building a new website for my appraisal business. Soon, whenever i finalize everything, you will be able to access many items like my addendum's through my website. Would like to do that for a couple reasons. One is because I am already keeping my unique responses stored in a file so I can reference in the future, the second is so the public can access them in a fairly neat, orderly, & easy to find format.

It all depends on your personal situation And there's no one right answer that will properly and correctly answer your question. Today a homeowner reached out to me and asked a question about PMI that I have never been asked before as well as never answered before. So after doing a lot of research to ensure I would answer his question correctly and point him in the right direction, we ended our conversation with him having the knowledge to continue in the correct path of removing his private Mortgage Insurance. Did I get the job? No at least not yet and I don't think I will but the point is that he now knows more about the process and the proper procedures or steps that should be taken which in return may lead to future referral business because he seemed incredibly happy with me and my answers Even though I told him that I don't believe he should hire me directly or at least not yet. Plus I was able to develop some great questions and answers to add to my FAQ page or the frequently asked questions section on my website that is in the creation phase, AndrewCarper.com - Best of all he found my carpet appraisals listing on Google and messaged me because "I found you are highly rated online so I decided to contact you through the number found on your website".
