Actionable Airbnb Advice from Superhost Natalie Palmer The Real Estate Law Podcast

    • Investing

We're super excited to welcome Airbnb Superhost Natalie Palmer to The Real Estate Law Podcast!

Natalie is an Airbnb Consultant and Educator - wait, what again?

It means that she is the ultimate Airbnb player and coach - she operates and manages a number of Airbnb listings in Big Bear, California AND she shares what she has learned on her fantastic Instagram page, website, and with the students that she teaches in her course, Host With Natalie.

Learn how Natalie got into Airbnb rentals, picked the right market, and then scaled her business (California was down 6% on Airbnb during 2020, but Big Bear, Palm Springs, and Santa Barbara were up over 300% as people from LA, OC, and San Diego sought local, drivable getaways.)

Natalie has a Business and Marketing degree from Cal State University, Fullerton, and it really shows when she freely recites statistics about her guests - a lesson to all short-term rental hosts. Know as much as you can about where your guests are coming from and who they are so you can find more of the same type of people!

As of this writing, Natalie has hosted over 700 reservations, all on Airbnb, and recently left her full-time job in order to pursue full-time hosting and coaching!

Her Instagram Reels and posts are hysterical, relevant, and so useful to Airbnb hosts and aspiring investors. Natalie designed and teaches a 5 Day Hosting Crash Course on her website, Host With Natalie.

In this episode, we talk about:
-- Her awesome Airbnb videos, captions, and reels
-- Self-management, remote hosting, and design for short-term rentals
-- Why Natalie is exclusively listing on Airbnb
-- How Natalie became an official Airbnb Ambassador (only 1 of 30 worldwide when she was recruited by Airbnb)
-- Why her Airbnbs did well during Covid
-- Her location targeting strategy - find really populated areas and find a rural / nature destination about 2 hours away
-- Design and photo tips that have the best ROI
-- Why Natalie avoids recommending places like Orlando and Las Vegas to new Airbnb investors
-- Trying to design a listing around one photo that will be the cover photo for Airbnb or that Instagrammable moment for guests
-- Why building systems has helped scale her business
-- How to "guest-proof" your place from guests and what you can learn from guest messages and communication
-- What happens when a parrot shows up with an Airbnb guest checking into a "no pets allowed" rental
-- The "cockroach on the counter" scam
