Justin started his career as a teacher and moved up the ranks within education. There came a point where he was facing a layoff and he also eventually felt like he hit a ceiling at work.
He had heard about some church members who invested in real estate and decided to connect with them to learn how he could do the same. Eventually, Justin made his first investment and hasn't looked back since then. Several years ago he quit his job as an educator to get into investing full-time.
His business is what I like to call a deal machine. When a deal comes to him, he either uses it as a rental, flip or wholesales it. This is an important distinction and because he has multiple exit strategies, he can monetize more real estate deals.

1) If you're a new investor a mentor can help you get to the next level and avoid costly mistakes. If you have the finances for a mentor, you should consider it.
2) Set up your real estate business to take advantage of any deal that comes to you. For example if you can't buy and hold, you should be able to flip or wholesale. This ensures you can get something out of it.
3) If you're interested in off-market deals, get in your car and drive around to look for distressed properties. Take the addresses down and contact the owners.
