2155: Shielding Your Assets: Expert Insights on LLCs, Trusts, Legal Shields & Risk Mitigation with Mauricio Rauld Part 1

Learn about asset protection, entity structuring, and estate planning at jasonheartman.com. Access affordable, genuine attorney consultation starting at $29.97 for three entities. Act before you need it; prepare in advance. Protect your assets effectively with expert guidance.
Today Jason welcomes Mauricio Rauld. Mauricio is the founder and CEO of Premier Law Group and spends 100% of his practice on syndications for real estate investors. With almost 20 years of securities experience, Mauricio specializes in Reg D exempt offerings and educates investors from around the world on how to navigate the complex world of securities laws.
Jason and Mauricio discuss asset protection strategies, focusing on LLCs' limitations and the importance of charging order protection. LLCs offer liability limitations but aren't bulletproof; insurance is crucial. Charging orders safeguard against external threats, ensuring creditor access only to LLC distributions. States like Nevada and Wyoming provide exclusive charging order protection, even for single-member LLCs, unlike corporations. Corporations lack charging order protection, making LLCs superior for asset protection. Piercing the corporate veil and jurisdictional issues are highlighted concerns. The discussion suggests LLCs with trusts for enhanced protection.

2154 FBF: Facebook Data Mining, New Home Development, Regulatory Impact on Home Prices & Millennials Trying to Buy Homes with Matthew Gardner

2154 FBF: Facebook Data Mining, New Home Development, Regulatory Impact on Home Prices & Millennials Trying to Buy Homes with Matthew Gardner

Today's Flashback Friday is from episode 1013, published last June 13, 2018.
Jason Hartman starts off the show giving President Trump credit where credit is due, and that's in regards to the summit in Singapore with North Korea. Trump has been able to get them to the negotiating table, which no other US president has been able to accomplish. Then, Jason gives a little warning about one of the scariest companies in the world today, Facebook.
In the interview portion today we have the first half of Jason's interview with Matthew Gardner, Chief Economist at Windermere Real Estate. The two discuss what's going on in the macro US economy, what's going on with home inventory levels, some of the easiest ways to lower home prices, and the Millennial's (mostly futile) quest to save up for a down payment.
    Key Takeaways:
2:55 Give credit where it's due, Trump got the meeting with North Korea, that's historic
9:09 All the (scary) ways Facebook is gathering your data
    Matthew Gardner Interview:
14:19 What's Matthew's take on what's going on in the macroeconomy
17:07 What's going on with new home development? Will there be any break in inventory shortage?
21:20 The easiest way to lower home costs and ease the inventory crisis is by easing regulatory burdens
24:55 Millennials are having a hard time saving up for a down payment and are asking for a loan from the bank of Mom & Dad
27:41 Millennials want to live in the "exurbs" in townhomes, but home prices are pushing them out further

2153: Behind the Numbers: Decoding Real Estate Trends with Mike Simonsen, Altos Research Part 2

2153: Behind the Numbers: Decoding Real Estate Trends with Mike Simonsen, Altos Research Part 2

Jason finishes up his interview with Mike Simonsen of Altos Research stating that homebuyers adjust their expectations based on mortgage rates, currently stabilized around 7%. Rapid changes prompt swift comparisons, affecting buyer behavior. Small rate bumps incite fear of loss, while larger increases lead to resignation. Analysis of new listings and pending sales reveals a growing seller market, though inventory remains restricted. Median home prices approach pre-pandemic levels, signaling market stabilization. Despite rising prices, a slight increase in price reductions suggests softer demand. Altos Research provides data-driven insights for real estate professionals navigating market complexities, empowering informed decision-making.

2152: Economic Insights: Inventory Trends in the Housing Market | Mike Simonsen, Altos Research Part 1

Discover insights with Mike Simonsen from Altos Research on the shifting market dynamics for empowered investors in Dallas, Texas. Despite previous predictions, the market continues to rise, but with a slight increase in inventory, could this signal a change? Dive into the discussion on the potential market shift. Don't miss exclusive events like the empowered investor cruise and upcoming free Zoom meetings, such as the one this Wednesday discussing cost segregation benefits for all, not just large investors. Learn how this strategy has evolved to benefit single-family property owners. Join us at JasonHartman.com/Wednesday this Wednesday for expert insights and interactive discussions.
Jason welcomes Mike Simonsen of Altos Research. Mike discusses real estate trends, noting increased inventory leading to higher sales. Despite higher mortgage rates, demand persists, with 2.8 to 7.7 million more buyers qualifying as rates drop. This surge could strain inventory, creating a competitive market. Simonsen emphasizes the need for sustained higher rates to restore pre-pandemic inventory levels. Jason Hartman underscores the market's importance for the broader economy, highlighting the stimulus from home purchases. Both foresee continued demand, especially if rates decrease, but caution about potential supply shortages amid heightened buyer interest.

Good real estate knowledge — too much about his political views

Jason is clearly intelligent and knows about SFR real estate investing. His investment insights are valuable.

Any real estate investor understands the importance of demographics on investment strategy, however, Jason constantly inserts his political views into the show which adds a tinge of distaste into an investing podcast.

Often referring to the pandemic as a plandemic or defecating on liberal politicians while not holding the other side to same litmus test. While I can certainly appreciate that Jason has his own views politically, I signed up to hear this podcast for investment in real estate strategies, not to hear Tucker Carlson on Fox News.

The show would benefit greatly if Jason discussed demographics as they pertain to real estate investing and steered clear of politics or had a separate podcast solely to discuss politics.

An insightful podcast!

I have really enjoyed Jason talk about his expansive knowledge of real estate investing! He always has great topics to discuss that are relevant.

The Only Podcast You Need

Everyone and their mother has a real estate podcast these days, so how the heck are we supposed to separate the wheat from the chaff? It’s actually quite easy. Look no further than Jason Hartman’s Creating Wealth Show. Jason has been at it as long as anyone and his messaging has been consistent from day one. He doesn’t need to fearmonger and confuse to get clicks. To the contrary, he shoots straight and offers practical solutions. In fact, it’s so good that others have started copycat podcasts based on Jason’s very principles. I’ve learned more listening to the Creating Wealth Show in the past two years than I’ve learned anywhere else ever. Thank you, Jason. Your podcast is simply the best and frankly the only one I need.
