2167: Empowered Investing: Achieving Long-Term Financial Goals with Income Property Part 1

Jason discusses the importance of understanding and visualizing data for better comprehension. He recommends listening to his podcasts before reviewing visual aids, suggesting this method enhances understanding. He emphasizes long-term goals and delayed gratification, sharing a personal anecdote about his mother's journey from poverty to owning a mansion. He then contrasts different real estate markets—linear, cyclical, and hybrid—and explains their varying risks and rewards. Addressing market misconceptions, he highlights how income property remains a resilient, multi-dimensional asset class, even in challenging economic conditions.

2166 FBF: Controlling Money Supply, Changing Demand for Debt & Using Smart Home Technology for Self-Management

This Flashback Friday is from episode 1102, published last December 26, 2018.
Jason Hartman takes today's post-Christmas episode to go over some of the news from one of the most news-filled holiday seasons he can remember. There's a clash going on right now between the government (mostly Trump) and the Fed, but is it really such a good idea to let a non-governmental organization have so much control over our money? Jason also looks at how the changing demand for debt is impacting real estate investors, as well as how getting rid of your outdated technology (like keys) can improve your self-management.
Also, buy your tickets today for the upcoming Meet the Masters event in Southern California!
    Key Takeaways:
3:38 This is the most economically newsworthy filled Christmas Jason can remember
7:30 You may not think it's a good idea to have the government interferring with the Fed, but do you really want our currency run by an independent, unaudited thing like the Fed?
13:04 What does the change in demand for debt mean to us as real estate investors?
17:32 Has there been collusion in EU bonds?
23:14 Why you should be using smart home technology

2165: Revolutionary Insights: How Overproduction of Elites Fuels Unrest with Peter Turchin Part 2

2165: Revolutionary Insights: How Overproduction of Elites Fuels Unrest with Peter Turchin Part 2

Jason gives an overview of the current state of various real estate markets, highlighting a slight sellers' advantage with the national median price at $453,000. He underscored the diversified nature of real estate as an asset class and invited attendees to join the upcoming free monthly Zoom meeting with Tom Wheelwright. Additionally, he thanked those who participated in the previous night's empowered investor pro meeting.
Then Jason finishes up his talk with Peter Turchin. When too many people compete for limited positions, it leads to widespread crisis, a trend observed in over 200 historical instances. This "illiterate production" causes societal instability as rule-breaking becomes rampant, leading to violence. Popular immigration and overproduction of elite aspirants further exacerbate the issue by creating a large pool of discontented individuals. Economic disparity and precarious living conditions fuel social unrest, potentially leading to civil wars or revolutions. To avoid such outcomes, societies must align wage growth with productivity and reduce wealth concentration. Learning from history, addressing structural problems can prevent collapse and promote societal well-being.

2164: Predicting Social Turmoil- Peter Turchin on Cliodynamics and America's Future Part 1

2164: Predicting Social Turmoil- Peter Turchin on Cliodynamics and America's Future Part 1

Jason discusses history and it's complexities with complexity scientist guest Peter Turchin. Jason also updates listeners on recent events, including a collective mastermind in Orlando and an upcoming talk at the Rebel Capitalist event. He promotes the Empowered Investor Pro membership, highlighting its benefits and exclusive monthly Zoom meetings, featuring guest Tom Wheelwright discussing tax-free wealth. Hartman shares a property investment opportunity in Huntsville, Alabama, emphasizing its potential for high returns through income, depreciation, equity growth, and leverage. He encourages listeners to use the free Property Tracker software https://www.propertytracker.com for investment analysis. Join the monthly Zoom meeting via https://www.jasonhartman.com/wednesday.
Jason then welcomes Peter Turchin, a complexity scientist specializing in cliodynamics, accurately predicted in 2010 that the US would face social disintegration around 2020. Cliodynamics combines cultural evolution, economic history, and mathematical modeling to analyze historical processes and predict future trends. Turchin's models identified elite overproduction—too many elites vying for limited power—as a key factor in societal breakdowns. The resulting competition among elites destabilizes political systems, leading to increased social unrest. Turchin's insights into the dynamics of wealth and power in societies provide a scientific approach to understanding and potentially mitigating future crises.

Jason welcomes back Catherine Austin Fits as the guest of the show, and also announces the upcoming Wednesday masterclass on Zoom, focusing on taxation and money-saving strategies. The first guest for these high-content discussions will be 'Rich Dad' author Tom Wheelwright, who wrote the book "Tax-Free Wealth." And in part 2 of Jason's talk with Catherine Austin Fitts, they discuss China's approach to Central Bank Digital Currencies (CBDCs), which integrates CBDCs through commercial banks to avoid disrupting the existing banking system. They contrasted this with the European Central Bank's approach, which might eliminate traditional banks. Fitts expressed concerns about CBDCs' potential for government control and surveillance, emphasizing the need for privacy and financial autonomy. They also discuss the broader implications of digital currencies, inflation, and the importance of decentralized financial practices. Fitts advises maintaining strong relationships with local banks and being prepared for economic instability.

Good real estate knowledge — too much about his political views

Jason is clearly intelligent and knows about SFR real estate investing. His investment insights are valuable.

Any real estate investor understands the importance of demographics on investment strategy, however, Jason constantly inserts his political views into the show which adds a tinge of distaste into an investing podcast.

Often referring to the pandemic as a plandemic or defecating on liberal politicians while not holding the other side to same litmus test. While I can certainly appreciate that Jason has his own views politically, I signed up to hear this podcast for investment in real estate strategies, not to hear Tucker Carlson on Fox News.

The show would benefit greatly if Jason discussed demographics as they pertain to real estate investing and steered clear of politics or had a separate podcast solely to discuss politics.

An insightful podcast!

I have really enjoyed Jason talk about his expansive knowledge of real estate investing! He always has great topics to discuss that are relevant.

The Only Podcast You Need

Everyone and their mother has a real estate podcast these days, so how the heck are we supposed to separate the wheat from the chaff? It’s actually quite easy. Look no further than Jason Hartman’s Creating Wealth Show. Jason has been at it as long as anyone and his messaging has been consistent from day one. He doesn’t need to fearmonger and confuse to get clicks. To the contrary, he shoots straight and offers practical solutions. In fact, it’s so good that others have started copycat podcasts based on Jason’s very principles. I’ve learned more listening to the Creating Wealth Show in the past two years than I’ve learned anywhere else ever. Thank you, Jason. Your podcast is simply the best and frankly the only one I need.
