After seeing a 25% INCREASE in home prices over the 3rd quarter in Colorado Springs, local homebuyers might feel boxed out in their hopes of transitioning to homeowners. We always say the best time to invest in real estate is NOW, but for retail buyers and investors, buying at the top of this market doesn't seem very appealing. We always emphasize #BuyADeal, but how might buyers leverage the upward trajectory of their market to capitalize long term?     Zillow Offers Is NO MORE 🤩 🥳 🤩 🥳 But What Does That Mean For Investors? (Mindset)

    Honestly, it's a great day for the #ForeclosureDealsCoachPodcast and we invite all of our #DealHunters to join in our celebration! In a shocking turn of events (😏), our #1 nemesis Zillow has decided to shut down its Zillow Offers division and exit the house-flipping market entirely 🎊 🎉🎊 🎉

    If you'll recall, two episodes ago we discussed Zillow's plans to stall their house buying activity for the remainder of 2021 in response to a cooling fourth-quarter real estate market, a lack of construction resources, and the reality that they overpaid for a majority of the homes they acquired in 2021 under the assumption that the market would continue to climb. In its essence, Zillow's strategy was sound. Our team is going through a similar pullback with our capital partners as we work to offload flips to consumers who have grown exhausted from the bidding wars of the summer while simultaneously developing higher expectations of what they're looking for in a home to match the higher home prices. But where we and other smaller investment groups started to reevaluate our buying criteria, review our market analysis concepts, and lower our expectations on what a flipped property would fetch on the market, Zillow, being the insatiable corporate amoeba it is, doubled down on their buying efforts,  trusting their Zestimate data to give them an accurate assessment of the market. A market, mind you, that they were artificially inflating by paying over market value for homes that STILL NEEDED WORK 🤦🏼‍♂️

    I could go on all day detailing the folly of Zillow's foray into the flipping game, but just know this is a win for real estate investors. Zillow's failure highlights the importance of a boots-on-the-ground understanding of a real estate market when making investments. It makes evident the fact that although big data is vital in making investment decisions, having savvy professionals who can observe trends and shifts on a micro-level is key to making informed decisions based on what the market is doing in real-time. We feel for the employees who've been laid off as a result of the end of Zillow Offers, but hopefully, they land on their feet and this creates a new round of #DealHunters starting their journey to financial freedom.     A little real estate news over the weekend never hurt, so we figured we'd come through with this week's episode today and not deprive our listeners of the latest in real estate investing.  We've been telling you about insane market appreciation for what seems like 2 years, and as homes become more expensive, it becomes increasingly more difficult for first time  buyers to own a home. In turn, we're seeing a lot of would-be buyers enter the rental market to wait out the real estate bubble, which is causing rental rates to skyrocket. For renters, this is an unfortunate consequence of market fluctuations from a homebuyers market they aren't looking to join. But for #DealHunters and investors, this development could ultimately pay long-term dividends if leveraged correctly. Right now, buying a deal, fixing it up, and renting it out will net the savvy investor major returns from increased rental income, mortgage pay down, and market appreciation. We are a flipping show, so most of our content speaks to investors looking for the short-term profitability of a flip deal. However, as the market continues to show signs of an eventual upheaval, investors who pivot to a buy & hold strategy could set the foundation of an investment portfolio with built-in protections against a looming market correction.

A brief sabbatical won't stop the momentum, and today we're talking about one of our...favorite companies, Zillow, and more specifically, their Zillow Offers branch. If you've been paying attention, you've probably noticed Zillow buying up properties in the market over the last few quarters. However, they recently announced they would be stalling acquisitions until 2022. As investors, we should be happy, right? Removing a big player like Zillow gives us access to more deals, but paying attention the whales in the industry can help you forecast where the market's heading. Whatever caused Zillow Offers to stall will have an affect on the mom & pop investors if you will, but if you're tuned into the market, you should be able to capitalize on this shift. Informative

I really enjoy this show! It took a bit for Donny’s “enthusiasm” to grow on me (lol), but I feel it comes from his desire to share his knowledge of real estate and investing. The content has really grown - from more of a pitch for coaching to just a weekly discussion on real estate topics that can give you the push you need to find a deal! Definitely a nice find for my podcast library.
