They've been living in a cave somewhere, and to your earlier point, they may not make it past these changes if you can't explain it, if you can't defend your value. And I think that's a healthy thing, because if you're not serious about this profession and doing business the right way, then my bold opinion is you don't need to be in this profession. Maybe you need to find something else to do.” - Mike Allen

    30. Maximizing Value: Strategies from Eirik Davey-Gislason

    30. Maximizing Value: Strategies from Eirik Davey-Gislason

In this episode of the Life and Listing Podcast, Eirik Davey-Gislason joins me in a conversation about the importance of real estate agents, particularly buyer's agents, developing a strong and clear value proposition to effectively serve their clients in a shifting market. Our discussion highlights the need for agents to differentiate themselves by understanding and articulating their unique value, especially in a competitive environment where many agents might lower their commissions. Eirik shares his unique insights from nearly 20 years in the industry, discussing how agents can effectively communicate their value, the importance of personalized service, and strategic negotiation skills.
Don't miss out on this enriching episode! Tune in to learn how to elevate your real estate business and navigate the challenges of a shifting market with confidence.

“That was the wisdom that the misunderstanding a lot of buyers had is that somehow they're going to get a better deal by going directly to the listing agent. Well, if we decouple commissions or when we decouple commissions, because we have, now all of a sudden, there's gonna be less of that behavior, if it's true listing agents are not going to be as incentivized to try to keep both sides of the deal, because there may not be another side of the deal. So now it may be more beneficial to a listing agent to actually have a competent agent on the other side of the deal, so that they can share the work. And I think that that's something that we're not really talking about a lot.”- Eirik Davey-Gislason

In episode 30, let’s talk about:
Understanding and effectively communicating your unique value is crucial for success in the real estate market.
Tailoring your services to meet the specific needs and preferences of each client can significantly enhance client satisfaction and loyalty.
Developing and honing negotiation skills is essential for securing favorable deals for clients and establishing yourself as a trusted advisor.
Staying flexible and adapting your strategies to the changing market conditions can help you maintain a competitive edge.
Drawing on nearly 20 years of industry experience, Eric emphasizes the value of continuous learning and applying expert knowledge to solve client challenges.
Clear and consistent communication with clients helps build trust and ensures that their needs are understood and addressed effectively.

“I want to make sure the agents want feel like they always know what to do every time every day they wake up they have something they want to do. If they're brand new agent, even if that's just learning something for that day, that's their thing to do for the day. But on top of that also being supported in. I like to make things very easy. So I know, obviously working with your company, one of my philosophies has always been I don't want the agent had been one or two steps, right to do anything. And that's kind of where I've been so I know on the back end for me, I wanted to kind of put processes in place that it was complicated for me, I'm taking hours to do these things but everybody else seemed like it was so simple.”- Marcus Rush

    Key themes to explore:
Entrepreneurship in Real Estate: Marcus shares his journey of becoming a real estate agent and then moving to a team leader, including the need to think of oneself as a business entity rather than just an agent.
Personal Branding: A significant emphasis is placed on building a personal brand as a real estate agent, with Marcus discussing how he established his name in the industry.
Team Development and Leadership: Marcus talks about his strategies for team building, mentorship, and leadership within his brokerage team, highlighting the transition from a solo agent to a team leader and the role of strategic planning in this process.
Supporting Team Members: There is a focus on how Marcus supports his team members, ensuring they have the resources and knowledge necessary to succeed, particularly highlighting his philosophy on sharing opportunities and knowledge rather than hoarding them.
The Role of Technology and Systems in Real Estate: The dialogue includes mention of how integrating systems and technology (like OKRs – Objectives and Key Results) has helped in streamlining operations and setting clear goals and expectations.

    26. Mastering Real Estate Tech: Lessons from Chase Whitney

    26. Mastering Real Estate Tech: Lessons from Chase Whitney

In another episode of the Life and Listing Podcast, join me and Chase Whitney as we deep dive into his professional journey and gain insight on how technology can revolutionize the real estate industry. Chase shares his experience in integrating cutting-edge tech tools to enhance his business operations and how adopting a tech-savvy approach dramatically improved his client engagement and lead generation.

Listen to this episode and learn more about  the strategic use of technology in real estate, and how personalized service and innovative marketing can make a significant impact.

“RealScout, may have heard of them probably have heard of them at this point, it's just a complete MLS killer, IDX killer. It's technically a VOW or virtual office website, which essentially is a one to one integration to the MLS with every single field that the MLS has. IDX typically has pretty watered down the filters to like the most common and or whatever it is. But yeah, I mean I can go into RealScout and create searches based on how many stories there are buyers agent listing agent MLS ID I have a list of agents I like to work with, Hey, here's their stats search.”- Chase Whitney

    Key takeaways in this episode:

Chase emphasizes a small, family-team approach that operates similarly to individual solo agents collaborating rather than dividing tasks rigidly.
Choosing tools for real estate business based on integration with Follow Up Boss, Real estate marketing tools and strategies.
The team does substantial business, handling $30-$40 million in transactions annually, indicating a successful operation within their market.
Automating Real Estate tasks using AI tools, other tech tools and agent productivity.
How Chase’s team uses events to maintain and enhance client relationships. Events like themed contests and giveaways (e.g., pumpkin pies for Thanksgiving) play a significant role in client retention and community presence.
How Chase integrates various technological tools to streamline operations and improve efficiency. Tools like Follow Up Boss, Agent Fire, StreetText, and RealScout have been essential in managing customer relationships, lead generation, and property searches.  Chase advocates for a tech stack that complements and integrates well rather than relying solely on all-in-one solutions.
Tech adoption, which involves extensive research and trial to determine the best fit for his business needs, demonstrating his proactive approach to leveraging technology.
