Blue Lake Capital, Behind the Scenes - How a Growth Mindset Helped Me Build My Business

Blue Lake Capital, Behind the Scenes - How a Growth Mindset Helped Me Build My Business

Today I am going to take you behind the scenes of my company, Blue Lake Capital. Becoming an entrepreneur is thrilling and challenging. Yet, taking risks can be intimidating. But without risk, there is little room to grow.
A critical component of my success was committing to a "growth mindset". This means looking at challenges as a chance to grow, and failures as an opportunity to learn. Listen in to learn how this has helped me build an 8-Figure real estate business and why knowing how someone overcomes challenges is so important when you are evaluating who to partner with on your next real estate investment.

    Key Takeaway:
Staying positive and driving forward through difficult situations will benefit you in the long run. Whether it's a lesson learned or an achievement accomplished, your future self will thank you for pushing through it and embracing continued growth.

Renovating Properties and the Power of an Abundant Mindset with Van Sturgeon

Renovating Properties and the Power of an Abundant Mindset with Van Sturgeon

"I've been successful because I've been able to identify individuals that know what they're doing, and I do business with them. I've realized as a general contractor that the turnover is very important. Quickly moving from one project to another is how I make my wealth."

"Renovating" can be a scary word. Although known as a more high-risk investment strategy, renovating properties can actually be highly profitable with the right knowledge of the industry, and a full tool kit of tips and tricks on how to keep a project on track. My guest this week, Van Sturgeon, is not new to the renovation game, as his first exposure to property management and renovation came through his family's ownership of a property during his childhood. Listen in to learn his diversification process, advice on renovating more efficiently and effectively, and different strategies to lead your next renovation to success.

    Key Takeaway:
In a project that requires outside contracting, be sure to do your research before signing. Being particular in who you do business with will make or break your renovation.

In a "Pandemic Cycle", Tenant Base is King

In a "Pandemic Cycle", Tenant Base is King

If you're involved in real estate investing, you have probably heard the phrase, "Cash Flow is King" or "Location, location, location." In 2021, however, there's more to add to the equation. Even though the eviction moratorium has ended on a federal level, many local and state levels still have the moratorium implemented as we continue to navigate through this "pandemic cycle".
In my opinion, while a great location can improve the success of a property, it is the strength of the tenant base and the collection rate that really matters most at this point. Listen in to learn why a high collection rate and a strong tenant base are critical for a profitable investment, and what to look closely at when evaluating your next investment opportunity.

    Key Takeaway:
Times have changed. To maximize your next investment, consider closely the tenant base, as well as the track record of the syndicator throughout the pandemic, to evaluate if your next opportunity will be cash flowing and successful.

From Raw to Riches: Building Wealth Through Raw Land with Seth Williams

From Raw to Riches: Building Wealth Through Raw Land with Seth Williams

"When I started I had 3,000 bucks. I didn't have hardly anything. While that wasn't easy, I basically had to be very meticulous about everything. I couldn't afford to make a whole lot of mistakes. But it is very possible to start with a small amount. Just understand you don't have much margin for error."

Investing doesn't have to be complicated; it's not rocket science. Diversification of assets is a great way to ensure that your investments remain cash flowing and successful. It also doesn't necessarily require over-extending yourself or taking on debt, but rather building step-by-step. This week's guest, Seth Williams, explains how raw land is an opportunity that many investors can overlook. Listen in to learn how he got started investing in land, his insights for investing smarter and not harder, and how debt fits into the equation of wealth building.

    Key Takeaway:
Don't wait to start investing based on what others believe is feasible. By learning new investment strategies, your road to investing could begin tomorrow.

Capital Returns: What Investors Need to Know

Capital Returns: What Investors Need to Know

If you are an investor or are looking to invest in the near future, understanding distinctions between similar or common phrases are critical. A difference in the preposition used can greatly impact the returns you see from an asset during a particular investment period. For example, return "on" capital and return "of" capital are commonly misused interchangeably when they actually produce very different outcomes for your returns. Listen in to understand the difference between these two phrases, how each will impact the returns on your investment, and what the right situation is to favor one or the other.

    Key Takeaway:
Always be sure to clarify with your syndicator if you have confusion regarding a document's verbiage or real estate vernacular. There's no such thing as asking too many questions.

How to Turn Farmland into a Cash Flowing Investment with Craig Wichner

How to Turn Farmland into a Cash Flowing Investment with Craig Wichner

"From a fundamental perspective, the first thing is that farmland grows food. Even if there is an economic downtrend, people don't just stop eating. So, you basically, truly, have 100% occupancy on farmland. And the interesting thing here is that there are 2.7 trillion dollars of farmland in the U.S."

When it comes to real estate investing, there are many different vehicles that come to mind. One such asset that is seemingly underutilized is investing in farmland. My guest this week, Craig Wichner, founder of Farmland LP, offers a new and unique perspective on farmland investing. In this podcast, we will discuss the benefits of investing in farmland, the process of evaluating potential land, and how the exit strategy looks for this unique investment strategy.

    Key Takeaway:
When it comes to real estate investing, diversification is the name of the game. Don't shy away from investment opportunities that are unfamiliar, as they may surprise you with success.
