    This week's guest explores how changes in population may impact the overall housing market and also helps dispel some popular "urban myths" that many consider factual. He also believes that a lack of single-family and multi-family construction will keep the market healthy for investors and, while we may see a correction with rising rates, a full blown housing crash looks unlikely.
    Mark Hickey is the founder of 4M Rentals. He previously held roles as Economist/Director of Market Analytics for CoStar Group and was a Senior Financial Analyst for Winn Companies. Mark began his career as a fund accountant with Brown Brothers Harriman and JP Morgan Chase. Mark holds an MBA in real estate from Boston College and a BS in finance and economics from Syracuse University.

    Key Takeaway:

    While a flattening/modest decrease in home prices is likely, don't expect a full blown housing crash. A lack of construction in single-family & multi-family will keep the market healthy for both types of investors but it will be harder for most investors to realize high returns like the ones we saw from 2011-2019.

    Gualter Amarelo is the author of the book "Broke to a Quarter Million", as well as the creator of numerous life-changing trainings on wealth and mindset. He earned $3 million through his businesses – nearly half a million simply by using his own real-world experiences to help hundreds of students create high levels of success in their own lives.

    Short term rentals are one of the hottest areas in real estate investing and, after speaking with this week’s guest, it’s easy to see why. 
     
    Alex Jarbo is the Founder and CEO of Sargon Investments; a short term rental/hospitality business based in Asheville, North Carolina that has a goal of developing 650 cabins in the next 2-3 years. Alex is the host of the YouTube channel Alex Builds, where he teaches the ins and outs of short term rental development and management and he’s about to launch a new course aimed at helping other potential investors learn from his experiences. Prior to his real estate career, Alex served in the US Marine Corps for 4.5 years. 
     
    Alex shares his experiences in short term rentals & hospitality and how he operates each of his properties like a business. His strategy of developing unique properties comes from a strong focus on his guests; he has a deep understanding of what makes his market unique and how he makes his properties “Instagrammable”; thinking about the guest experience to help amplify his marketing efforts. He also discusses how he was able to navigate supply chain issues while building new properties, the importance of relationships to create offline opportunities (outside of online travel agents), and he even shares a story of how he was able to work with AirBNB to remove a fabricated complaint that temporarily removed his Super Host status.

    When thinking about the short term rental market, focus on the uniqueness of your property, knowledge of the local market and building strong relationships to help boost the performance of your properties. Move beyond a “set it and forget it” approach that relies on just AirBNB or VRBO as your only sales channel and focus on creating a unique experience for your guests to boost year-round cash flow and help your properties stand out from the competition.
