Breaking Down The Digital Funnel How To Turn Attention Into Action With Kylie Walker

After 15 years in the real estate game, I’ve officially closed a massive chapter—selling off the last of my rent roll. It’s been a bittersweet moment, filled with reflection and gratitude. This milestone sparked some big conversations, and in true “That Property Mum” style, I knew it was the perfect time to talk about something many of us shy away from—digital marketing funnels. Yep, the not-so-sexy but oh-so-necessary tool that can actually help you create more freedom in your business, more consistency in your leads, and ultimately, more growth with less hustle. In this episode, I break down the digital marketing funnel using a fun and relatable analogy—dating! Because let’s face it, attracting new clients is a lot like dating. First, you need to grab their attention (hello, first impressions!), then nurture the relationship with trust-building content, and finally, make the move to convert them into loyal clients. Each stage of the funnel serves a purpose, and when done right, it becomes a powerful strategy that works for you even when you're off the clock. Whether you're just starting out or looking to refresh your marketing, I walk you through content ideas and simple actions you can take right now to improve each stage of your funnel. From social media posts that stop the scroll to lead magnets that actually convert, this episode is packed with practical, no-fluff advice designed to help you build a business that aligns with your lifestyle goals. Because at the end of the day, it’s not just about more leads—it’s about attracting the right ones and creating a system that supports your success and sanity. "If you're showing up online but nothing’s converting, it’s not about being visible—it’s about guiding your audience from ‘Who’s this?’ to ‘I need what she’s offering.’" - Kylie Walker We explore: Life update on selling the remaining parts of a rent roll after 15 years in real estate.Insights for women in the property management industry. The importance of balancing career and family.Overview of the digital marketing funnel.Stages of the digital marketing funnel: attention, relationship building, and conversion.Strategies for creating engaging content at each stage of the funnel.Use of a dating analogy to explain the digital marketing process.Types of content that work well for visibility and relationship building.Techniques for converting audience engagement into actionable business results.Emphasis on purposeful marketing and storytelling in business growth. The Real Flex In Real Estate: Finding Strength In Being Vulnerable With Chris Henry

If you’ve ever felt like real estate was taking more out of you than it was giving back, you’re not alone. Long hours, constant pressure, and the never ending chase for results can leave even the most driven people running on empty. Burnout creeps in quietly, and before you know it, your health, relationships, and love for the job start to suffer. But what if there was another way? What if success wasn’t about doing more, but about doing things differently, listening to yourself, leaning into resilience, and building a business that works for you, not against you? In this episode I chat to Chris Henry, who knows that story all too well. Starting his career in the trades before stepping into his mum’s real estate business in the Hunter Valley, Chris pushed himself hard in the early years. Chasing the big agent dream eventually landed him in hospital with burnout, forcing him to rethink what success really looks like. Today, he leads River Realty with a focus on people, culture and long term growth, and shares openly about the role of vulnerability, coaching and intuition in creating a more sustainable career. “  A lot of people that I've noticed give up a little too easily on things. And they make some decisions in an emotional moment and completely blow up their current life because of an emotional reaction to something. And so I think over time get as much coaching and training as you can. If you are wanting to develop in real estate, then find a coach that resonates with you. And look at what you want to improve in and seek out those people that are good at those sorts of aspects of your career. Never stop learning and always be the student.” - Chris Henry We cover: The signs of burnout and what happens if you ignore them, including the impact it can have on both your health and your businessWhy vulnerability is key to better leadership, and how being open and honest can strengthen your relationships with both your team and your clientsHow intuition helps you make the right calls in business and life, especially when the obvious answer isn’t always the best oneThe role of coaching and personal development in building resilience, and why it’s so important to keep investing in yourself along the wayWhy property management is such a strong foundation for future leaders, giving people real world skills they can carry into any area of real estateWhat it really takes to grow a business without losing yourself along the way, and how to stay true to your values while still chasing growth Kylie’s Resources: Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool  Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool  That Property Mum Courses: https://www.thatpropertymum.com.au/courses/  The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate  Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call   Kolmeo: https://kolmeo.com/  Sensor Global:  a href="https://sensorinsure.com/" rel="noopener noreferrer"...

All Social Media Platforms Are Not Created Equal With Kylie Walker

I’ve been reflecting a lot on how overwhelming social media can feel when you’re running a property management or real estate business. There are so many platforms, each with its own quirks and audience expectations, that it’s easy to feel like you’re chasing your tail. That’s why I’ve learned to simplify the process by focusing only on the platforms that make the most sense for my audience and my energy. Rather than trying to be everywhere, I encourage you to pick two platforms where you can show up consistently and authentically. It’s about working smarter, not harder. What I love most about social media is that it allows us to connect in such unique ways depending on the platform. Instagram, for example, is brilliant for showcasing stories and behind-the-scenes moments, while LinkedIn gives you a professional space to share insights and establish thought leadership. Facebook is still great for community engagement, and TikTok is a playground for creative, short-form content. Each one has its strengths–but the real key is making the platforms work for you, not the other way around. In this episode of the Property Management Podcast, I share actionable social media strategies tailored for property management and real estate professionals. I explain the unique strengths of Instagram, Facebook, LinkedIn, and TikTok, and why it’s best to focus on just two platforms that suit your audience and style. I also share practical tips for creating engaging posts, using tools like ChatGPT, and building authentic connections–all while balancing business growth with personal well-being. "Not all platforms are created equal – you don’t need to be on every platform; choose the ones that best suit your audience and your style.” -Kylie Walker We explore: Social media strategy for property management and real estate professionalsImportance of platform-specific contentUnique audience and content styles for different social media platforms (Instagram, Facebook, LinkedIn, TikTok)Recommendations for choosing the right social media platformsContent types that perform best on each platformTips for creating engaging and authentic contentThe role of community and connection on FacebookBuilding a personal brand and thought leadership on LinkedInUtilizing TikTok for storytelling and quick tipsBalancing social media efforts without feeling overwhelmed Connect with Done For You Services Done For You Services - https://dfys.com.au/ Find out about our Done For You Social Media Management - https://dfys.mykajabi.com/done-for-you-sm Find out about our Done for You Lead Generation - https://dfys.mykajabi.com/done-for-you-lead-generation Connect with Done For You Services: https://www.instagram.com/doneforyouservices_/ Kylie’s Resources Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool That...

How Ordinary People Can Do Extraordinary Things With Peter Baines

Some moments in life stop us in our tracks. Whether it’s a personal challenge, a career crossroad, or a world event that shakes everything we know and it can make us ask:  how do we keep moving forward? How do we not only survive the experience but find a way to create meaning, positive impact and legacy from it? In difficult times, it’s often the response that can leave the biggest mark. These moments can call on us to find resilience in leadership, to adapt when change comes quickly, and to support those around us when they need it most. They also reveal the importance of purpose driven action, the kind of leadership that not only helps people through hardship, but also creates lasting impact and stronger communities. In this episode I chat with Peter Baines who is a former NSW Police forensic investigator who worked on some of the world’s worst disasters, including the Bali bombings and Boxing Day tsunami. He went on to found Hands Across the Water, a charity supporting thousands of children in Thailand. Today, Peter is a sought after keynote speaker on leadership, resilience and social impact, and in 2025 was named one of the top five most influential Australians working in Thailand. This conversation goes far deeper than recounting events. Peter reflects on what it really means to lead through a crisis, to find resilience when everything feels overwhelming, and how to act with purpose even when the path ahead is uncertain.  “ In my experience in crisis and disaster, true leaders are identified by their actions and their reactions. It's not the position that we hold, it's not the title that we have. It's what we do that matters” - Peter Baines We cover: What crisis leadership really looks like in the moment and why leadership presence matters more than a title on your business cardThe lessons Peter took from working on the Bali bombings and the Boxing Day tsunami in Thailand What those global disasters taught him about change, speed and empathy in leadershipWhat running 1,400 km across Thailand taught him about resilience, the fear of failure, and why breaking big goals into small steps is the only way throughWhy sustainable fundraising only works when there’s transparency and when supporters actually get something meaningful in returnHow Hands Across the Water and its charity bike rides in Thailand give everyday people the chance to grow, build real connections, and make a lasting impact for kids Kylie’s Resources: Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool  Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool  That Property Mum Courses: https://www.thatpropertymum.com.au/courses/  The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate  Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call   Kolmeo: https://kolmeo.com/  Sensor Global:  a href="https://sensorinsure.com/" rel="noopener noreferrer"...

Real Estate Life Lessons and Leaving a Legacy With Peter Brewer

Every now and then, you meet someone who’s done more than just survive in Real Estate, they’ve actually lived it. The late nights, broken leases, staff dramas, tight margins, economic downturns, and all the tech changes. But also, the client wins, the lifelong friendships, the properties that became portfolios, the businesses that became careers, the careers that turned into legacies. This episode is about that kind of career, the kind that doesn’t just clock time, but leaves a mark. And the kind of human who’s bold enough to reflect on it all, tell the truth about it, and pass on their experience. I want to break them, I want to keep testing and say, I could do this, or this could save me time, or this could make me better. If you’re serious about making a great career in this industry and it can absolutely be a rewarding career then you’ve got to invest time in yourself, build your skills and knowledge, and make yourself worthy of more recognition, more income, and a better life in our profession.”  - Peter Brewer We cover: Why it’s never too late to reinvent yourself and start a new chapter, no matter how long you’ve been in the industryHow charging what you're worth sends a clear message that your work matters and deserves respectWhy it’s important for Property Managers to step up to make a difference  by helping tenants, educating their communities, and being part of the solution to social challengesWhy new technology won’t fix anything unless you take the time to learn it properly and bring your team along with youThe importance of staying curious to help you keep growing your business Why having a strong digital presence is essential because that’s where your clients are looking for youWhy sharing your story and the lessons you’ve learned is one of the most powerful ways to leave a lasting legacyHow being honest when things get tough opens the door to support and connection Kylie’s Resources: Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool  Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool  That Property Mum Courses: https://www.thatpropertymum.com.au/courses/  The PM Accelerate Membership:a...

Property Management Litigation And The Real Risks You Might Not Know About

It’s easy to think legal dramas only happen to other people. You’re busy juggling tenants, trades, inspections, owners and there’s no time to worry about something like litigation.  BUT the biggest legal risks in property management often don’t come from dramatic incidents. They come from the quiet things, the vague termination letter, the maintenance request that gets lost in the shuffle, the call you meant to return but didn’t. Legal issues in property management often come out of nowhere but they don’t have to. If you’ve ever had that gut feeling that something’s slipped through the cracks, or you’re lying awake wondering if you’ve covered yourself properly, this episode is for you. In this episode,  I share a few hard lessons I’ve learnt from situations I didn’t see coming and how you can protect yourself before they become your reality too. These are the things no one tells you when you start a property management business, but they matter more than you think. “ I believe that transparency is the key. Transparency with your team, transparency with your tenants, transparency with your property owners. Make sure you're regularly checking in with everyone involved and keeping all parties informed of the status of issues. The more you communicate, the less room there is for misunderstandings and complaints.” -Kylie Walker  We explore: What happened when I was too “nice” in a termination letter and how it cost me in courtThe maintenance issue that spiralled into a lawsuit even though we didn’t engage the tradieWhy your agency can be held liable for things that feel out of your controlHow Office of Fair Trading complaints usually start and what you can do to avoid themThe insurance cover you need and what happens when it’s not enoughThe systems I now rely on to reduce risk and catch things before they fall through the cracksWhy ongoing team training and crystal clear communication are non negotiables Kylie’s Resources: Property Management Growth School: https://courses.thatpropertymum.com.au/TPM-BDMSchool  Digital Marketing School: https://courses.thatpropertymum.com.au/digitalschool  That Property Mum Courses: https://www.thatpropertymum.com.au/courses/  The PM Accelerate Membership: https://courses.thatpropertymum.com.au/accelerate  Book a Strategy Call with Kylie: https://calendly.com/kylie-tpm/coaching-call   Kolmeo: https://kolmeo.com/  Sensor Global:  https://sensorinsure.com/ https://sensorglobal.com/  HD&U Sales Bundle: https://www.hdandu.com.au/that-property-mum-sales-readiness-bundle-0  Find out about our Done for You Lead Generation -...
