    Ep 179 - The Perils of Political Pandering in the Property Sector - Russell Quirk Part 2

    This week, Vicki continues her frank and insightful conversation with Russell Quirk, political commentator and property expert. After the buzz around Part 1, Russell returns to dig even deeper into why Britain’s housing crisis shows no signs of being fixed – no matter which party is in charge.   The discussion explores how short-term political thinking is fundamentally at odds with long-term housing solutions, and why governments consistently fail to follow through on their promises.   Russell explains how big housebuilders operate within a system that actively disincentivises the rapid delivery of new homes, particularly when shareholder interests take priority over national need.   There’s a revealing look at the issue of land banking and how planning obstacles – both at local and national level – frustrate progress. The conversation also brings attention to the vital role of SME builders, who are nimble, efficient and not burdened by shareholders, yet receive little support or recognition. Russell shares his ideas on how the government could incentivise these small and mid-sized developers to help ease the housing shortfall.   The episode doesn’t shy away from controversial ground, either.
