Find Out How to Avoid Capital Gains Tax on a Property Sale! (Hint: 1031 Exchange)

Find Out How to Avoid Capital Gains Tax on a Property Sale! (Hint: 1031 Exchange)

The buy and hold strategy is a great strategy for real estate investors, but what do you do if your property has increased substantially in value and is no longer giving you a reasonable return on your equity? In other words, if you consider the value of your property today, would it still make sense to rent it out? If not, you may be sitting on a lot of dead equity that could be put to better use. And the best way to do that is by selling the high value property and exchanging it for a better-performing property without paying a capital gains tax on the one you sell. This is what you call a 1031 exchange and is beloved by knowledgeable real estate investors. But there’s a very specific procedure to follow which you’ll find out about in this interview.

You’ll hear from the owner of 1031 Specialists, Jeffrey Bemis, who is now helping RealWealth investors with the 1031 exchange process. Jeff has a lot of experience in finance and real estate. He previously worked for Ernst & Young as a CPA before turning his career toward finance and attaining his CFA title. In 2006, Jeff joined Rimrock Capital Management, a California-based hedge fund with $4 billion dollars under management. He led the less liquid and alternative capital strategies at Rimrock during his 15 years as a portfolio manager which included billions of dollars of investment in commercial real estate transactions. Jeff then left Rimrock but took all his experience with him to start 1031 Specialists which he describes as a tech forward, education first, customer centric company unique in his industry.

You can get in touch with Jeff and his team at this link:
    https://www.1031specialists.com/?r_id=AK814

You can also meet Jeff in person at our live event in San Francisco on May 4th. He’ll be there to talk to investors about the benefits of the 1031 exchange and how to do it correctly so you don’t end up paying the capital gains tax you are trying to avoid! For information on attending the live event, please go to realwealthshow.com and then click on Connect and Live Events. If you’re not already a RealWealth member, you’ll need to join, but it’s completely free and takes only a few minutes.

Residential Real Estate Top Choice for this CRE Expert!

Residential Real Estate Top Choice for this CRE Expert!

Are you wondering which real estate asset class will be the most profitable in 2024 and beyond? In this episode, you’ll hear from an expert who began his real estate career right after the Global Financial Crisis or what many of us call the Great Recession in 2010. He worked in New York City with a fund that was acquiring all kinds of distressed assets so he’s had exposure to various real estate strategies, and to my great satisfaction, he sees residential properties as one of the asset classes with the most upside.
Let me introduce Christian Gore. He’s the founder and managing partner of G1 Capital Partners, a private equity firm with some $9.5 billion transactions across the US. One of his primary concerns is the outsized demand for affordable housing, and how G1 can help meet that demand so that tenants can afford to live and work near their jobs. One of the metros that he’s focusing on is Dallas and the surrounding markets in Texas. He’s utilizing artificial intelligence tools to compile the kind of data he needs to make informed decisions, and is working on build-to-rent properties as a solution for renters who want an affordable, single-family lifestyle.
Built-to-rent is the direction that we are taking at RealWealth. As a member, we can show you how to invest in a brand new property that is built to be a rental. You can find out more at realwealthshow.com. It’s free to join and once you’ve sign up, you can talk to an investment counselor who can point you in the right direction. You can also find out more about property teams working with us at our live event on Saturday, May 4th in San Francisco. Just go to realwealthshow.com and click on Connect and then Live Events.

One Man’s Real Estate Mission to End Veteran Homelessness

For many people, investing in real estate is a means to an end. You put money into real estate to earn your way toward financial freedom. But the big benefit is to have more time to do the things that really matter to you. Many investors like to spend more time with their families, but it could be anything that you’re passionate about. In this episode, you’ll hear from a veteran who’s passionate about helping other veterans.

Eric Upchurch is an Army Special Operations veteran with a passion for educating the military community on how to create long-term wealth through real estate investing. While serving our nation, he completed five combat deployments, managed a 27-man squad, and earned a Master’s Degree in Aeronautical Science.

Eric has also invested in thousands of multifamily, storage, mobile home park and student housing units as a General Partner over the last decade. And he currently serves as Co-Founder of Active Duty Passive Income (ADPI) and as Chair of the National Fundraising for the non-profit Veterans Community Project.

Among his other accomplishments: He’s a certified High Performance Coach, co-author of the book “Military House Hacking”, and a frequent guest on real estate podcasts with more than 100 appearances since 2019. His mission is to “educate, empower and to help people grow” with a specific goal to donate $1 million annual, and to end veteran homelessness in this decade.

Navigating the Commercial Real Estate Crisis, with John Chang of Marcus & Millichap

Navigating the Commercial Real Estate Crisis, with John Chang of Marcus & Millichap

There's been a lot of debate about the state of the economy and so many questions about where we're headed next. Are we going to see banks tumbling because of commercial loans that can’t be refinanced? Are we headed into a recession because of high interest rates? What's going to happen with the housing market as demand keeps pushing home prices unaffordably higher? Are they ever going to come down?

In this episode, you’ll be getting answers to all those questions and many more from one of my all-time favorite guests, John Chang of Marcus & Millichap. I've been lucky enough to be on his side of the table during debates at the Best Ever Conference, which is coming up, by the way. If you haven't bought a ticket, do it. I'm not being paid to say this. I just love that conference and I will be there. John Chang will also be speaking there and you won't want to miss it. But he's also here with me on the Real Wealth Show.

So here's a little bit about John. He serves as the National Director of Research Services for Marcus and Millichap. He’s become a leading source of market analysis, insight and forecasting, and is responsible for the production of his company’s vast array of commercial real estate publications. They cover all major commercial property types including hotels, industrial, manufactured housing, multifamily, office, medical office, retail multi-tenant, retail single-tenant, self-storage and senior housing.

How the Corporate Transparency Act Could Create a Paperwork Nightmare for Small Business Owners

How the Corporate Transparency Act Could Create a Paperwork Nightmare for Small Business Owners

The Corporate Transparency Act is suddenly in the spotlight as a paperwork nightmare that just got shot down in court, but only for a specific group of individuals. Millions more will still be required to comply with the legislation, and the Federal Government has said it will appeal the ruling that protects members of that one group, so the fight is not over.

The Corporate Transparency Act is meant to control financial crimes like money laundering and the financing of terrorism, but it will also impact some five million above-board companies and individuals, such as real estate investors with LLC’s or other kinds of entities AND the CPA’s or attorneys who handle their affairs. And violating the Act could add up to tens of thousands of dollars in fines and jail time. There are also strict deadlines to comply.

In this episode, you’ll hear from syndication attorney Mauricio Rauld. He’s the founder and chairman of Premier Law Group and the host of The Real Estate Syndicator LIVE Show on YouTube. He’s one of the top syndication attorneys in the US helping real estate syndicators raise hundreds of millions of dollars for investors pursuing their financial freedom. And he will explain in detail how these new regulations could affect you!
