    Episode: 145

    Jon Lallande

Join your hosts, David Pere and Alex Felice, with guest Jon Lallande as they talk everything about VA loans, what makes it cool and not cool, and the one-time restoration entitlement that VA loan users need to hear about before they start building their portfolios.

Throughout the discussion, the guys build up and poke holes in everything they can discuss regarding VA loans and their pros and cons. For Jon, a user benefits from a VA loan's higher chance of closing than other options. Meanwhile, Alex thinks it is disproportionately advertised to entice people into not-so-savvy investments.

As a piece of advice to first-time investors, Jon believes in the importance of saving, understanding the available options on the table, and understanding how the market doesn't always just appreciate forever. In this episode, tune in to the different opinions that weigh out about VA loans as the guys tackle the topic in technicalities.

    About Jon Lallande:

As a prior Force Reconnaissance Marine and Scout Sniper, Jon loves working with military veterans and is a subject matter expert when it comes to VA loans. How to Use the BRRRR Strategy from Out Of State with Jin Lym

Episode: 144 Jin Lym Join your hosts, David Pere and Alex Felice, with guest Jin Lym as they talk about mentors, leveraging other people's expertise, and how Jin pivoted from flipping houses to doing rentals as a real estate investor. When Jin thought about the possibility of catering to a whole family and his parents in the future, he knew he needed to start gearing towards building generational wealth through real estate. Jin knew he needed to enter a specific niche of real estate investing to reach generational wealth and financial freedom. Thus, he got into rentals. From previously flipping houses in Hawaii, Jin moved to rentals to bring in residual income. In light of the topic, David, Alex, and Jin also discuss how this dilemma explains most people's fault when planning out a way of generating income. In this episode, listen as they talk deeper about networking, the BRRRR strategy, why turnkey assets suck and why they're good, and how investors can capitalize on their superpowers in order to jumpstart and gain an edge in the real estate business. About Jin Lym: Jin is a Marine Corps veteran and budding real estate investor. With a bachelor's in Information Systems and Operations Management from George Mason University, he has over seven years of professional information-technology experience, working with companies such as Rolls-Royce North America and Rackspace. Konea Capital was born out of Jin's passion for helping others and sharing knowledge, so starting a real estate investment fund focused on personal development and financial education was a natural thing for him to do. - Sponsor: Rentometer https://www.frommilitarytomillionaire.com/rentometer - Outline of the episode: ● [05:37] Everyone is going to have that origin story. ● [07:17] On finding mentors and incredible tractions. ● [10:56] It all boils down to your why. ● [17:19] The core problem of people when it comes to planning ahead. ● [20:59] Why turnkey properties suck. ● [30:00] Turnkey properties are good for those who… ● [30:46] The Glamorous BRRRR Strategy. ● [33:10] Leveraging people helps you avoid pitfalls. ● [47:45] People like to invest in other good investments. ● [47:49] Bring your talents and skills into business – find your superpower! ● [55:05] A good mentor only works if the mentee is good. ● [01:01:52] Your ultimate goal in life is your roadmap. How to Start Investing in Multifamily Real Estate from Overseas with Michael and Suzy

How to Start Investing in Multifamily Real Estate from Overseas with Michael and Suzy

    Episode: 142

    Michael Barnhart and Suzie Sevier

Join your hosts, David Pere and Alex Felice, with guests Michael and Suzie as they talk about overseas investing and the importance of aligning with the right people and team. Tune in as Michael and Suzie explain the systems and processes they've built that allow them to manage multifamily investments even when they're stationed abroad.

When everybody was sent home during the lockdown, Michael and Suzie started questioning what they were going to do with the time and restrictions they're in. The two stumbled across the book, Multiple Streams of Income from a mini book club they started. Then and there, Michael and Suzie knew that they could do it too!

In this episode, Michael and Suzie reiterate the magic of having the right team and education. They believe that while for some multifamily syndication can get tricky, having different creative minds that know other things you don't prove one thing: you don't have to do everything yourself.

    About Michael and Suzie:

Suzy and Michael are the Founders of Adventurous Real Estate Investors. They specialize in Return on Impact. Through real estate investing, they create immeasurable impacts; in their family, with their friends, in their community, with the families (residents) they serve, in the spaces where they want to be generous – everywhere and anywhere! Their adventure began at a TEDx event — the theme was Reset — and it changed their lives.

Their "why" is to achieve financial freedom through real estate investing so they can serve others all over the world. They want to be able to explore this beautiful world and experience all that it has to offer. They want to create an impact where it is needed most. They want to share this journey with others by offering investment opportunities to their partners, and to give back by mentoring others along the way to help them check off their bucket list items now, not after retirement.

    Episode: 141

    Autumn Rankin

Join your hosts, David Pere and Alex Felice, with their guest Autumn Rankin, as they speak about how a veteran nurse finds success in real estate and entrepreneurship. As you tune in, laugh and be awed while Autumn shares the beyond average stories of how she acquired the lineup of properties currently under her belt.

When Autumn decided to quit her school in Anesthesia Nursing, she didn't know what to do next. It was all she worked hard for in years. The Veteran Dad, Ben Killoy, talks about parenting as a service member!

The Veteran Dad, Ben Killoy, talks about parenting as a service member!

    Episode: 140

    Ben Killoy

    -

Join your hosts, David Pere and Alex Felice, with their guest Ben Killoy, as they speak about where opportunities lie in life, the essence of creating relationships, and the struggle of men to find significance at work and at home. 'A machine of ideas,' is what Alex calls Ben in this whole talk. For one, to gain clarity, Ben believes that it is crucial to heed curiosity, for they're the breadcrumbs to where one's desire intends to be in life.

As someone who helps family men find back the joy and life in being a part of the household and family after service, Ben breaks down the factors that make it hard for men to do so. He explains how the media, the culture within the military, and the taboo-like treatment of talking about struggles in the military contribute to the stigma of life after service that the majority of military men experience. To supplement the subject, he also gives tips on how men can position themselves back in the family, after service, in a way that takes everyone's pace into account.

In this episode, Ben also talks about fatherhood, marriage, and children. When it comes to parenting, he believes it's more about the parents than about the kind of kids and children involved - a thesis he finds in common on the topic of marriage. Marriage depends so much on each individual's level of maturity in life, he explains. From experience, Ben saw that most of the problems in these areas in union lie in the person's inability to grow up and calm down.

    About Ben Killoy:

Ben helps high-performing men with thriving business lives, and out of balance family lives get excited about pulling into their driveaway at home again.

    Outline of the episode:

[02:13] Different actions for different results.

[07:58] On preference – people or things?

[13:26] The elements that go against men coming home from deployment.

    [18:00] Where are you headed?

[22:48] The resources to rewire you on parenting and marriage.

[26:57] A mind's game that has been going on for ages; One hand up and one hand down.

[35:24] Most people don't have a broad enough view of the American Dream.

[38:07] On showing up as the friend you

[41:23] "When you want new ideas, go read something old."

[55:04] What people think about you doesn't have to be true.

[59:10] On the misconception and misconnection with money.

A better road

So many veterans adopt the one road to transition, the W-2 job. This podcast helps provide a wider view of ideas that veterans need to hear to help them understand how they can fit into the world.

Keep up the great work!

Excellent Podcast

I have been listening to Dave and Alex for about 7 months now. They get me motivated every morning to get out there and crush my real estate dreams. These guys bring tons of knowledge and value to the table and I am always recommending the podcast to other service members who want to kick start their real estate goals.
