This deal has been a nightmare for many reasons. Starting off with one of the worst tenants I have ever encountered, it was extremely difficult getting him to leave and the long evection process didn't help.
While we were in the middle of escrow the city shuts us down for doing construction. Then they make us pull permits and 13 months later we are still in escrow! Listen to how this could've all been avoided and how to avoid this mistake. It has been an absolute nightmare.

Pain is coming in multifamily and it’s not looking like it’s slowing down anytime soon. A lot of people were confident that interest rates were going to go down but that is simply not the case right now. 

We’ve actually seen an increase in rates. We’re also seeing sellers selling properties they bought years ago, for around the same price they bought them for or for a loss. In this podcast I highlight why this is happening and what we are doing at JLM to better serve our clients in this market.

There are many reasons why rents keep going up, in this podcast I highlight why rent control was not a good idea. 

After COVID-19 we saw a rampant raise in inflation. We also began to see new laws, such as rent control begin to surge across different markets. California and New York were two major states that began to see rent control enacted. 

Due to these new laws, landlords that had not raised rents in many years began to raise rents to keep up with inflation but most importantly, to not be affected by these new laws. 

Rents will continue to go up as they make these laws stricter. Do you think rent control is a good idea?
