Thanx for the info

Hey Erwin.
You podcast has become one of my favourites for at the gym. I gotten lots of great little tips from listening... not just about real estate but working out and life in general.
I’m a single dad, have a solid job but will have to work till I am 70 to retire so am trying to purchase my first investment property. There is tons of information about choosing the right property and how to expanded you investments when you get in, but very little as how to come up with a down payment. I live in Alberta, which as you know is in a down market right now. There are some great properties on the market but unfortunately the value of my house has also dropped so I can’t take equity out of it for a down payment. The other option I have is to use RRSP’s but then I lose so much value on them because of taxes.
I know eventually I’ll figure it out but If you really wanted to help first time buyers, discussing creative ways to come up with that first down payment would be very helpful to many, like myself.
I think it’s really cool what you are doing with the basket brigade as well.
Thanx.

Interesting content; body shaming

Generally interesting content on real estate, but not information I couldn’t get elsewhere. Lost me as a listener when he strayed into body shaming “dad bods”. I work in nutrition/exercise, and it’s a basic fact that having a “six pack” at 40 has more to do with genetics & hormonal makeup than lifestyle. Humble out, dude, and be cognizant of how judgmental that was. (For the record, I am a thin, athletic, woman, so I’m not just someone defending my “dad bod”)

Stay in your lane

Comparing RESPs to RE when you clearly don’t understand the nuance of RESPs is irresponsible. When you talk about leverage you need to disclose the other side of leverage. The reality is that both are great ways to build wealth and people should use both. Still great info you’re sharing here but be careful.
