    As things in our industry shift, the words we use matter more now than they ever have. In this episode of Realestatable, Tiffany and Ashlee interview the amazing Angela Leach about her modern, authentic take on scripts.     Angela’s Modern, Authentic Scripts
    She learned her scripting style from Danny Burgess, especially using short, simple scripts that slip easily into conversations.
    Her scripting style is very modern. She focuses on sounding conversational and relatable.
    Scripts for Gathering Info and Following Up
    At an open house, she waits until people have gone through the house before starting a conversation with them. Then, she begins building a relationship.
    Rather than asking, “Do you have a realtor?” Angela asks, “Who is your realtor?” Only ask these questions once your rapport is established!
    Right after an open house, she follows up with a short video reintroducing herself, thanking people for coming through, and offering them the disclosures for that open house or information about other houses in the area.
    The next day, she often sends a text message unrelated to real estate - like a list of restaurants or parks in the area the open house was in.
    Scripts for Buyers’ Agents
    Buyers’ agents need to craft and perfect their buyer presentations and buyer packets. Agents need to walk potential clients through the value they would receive as clients so they understand what they’re paying for.
    “Are you up to date on the NAR settlement going forward? All buyers will need to sign an exclusive agreement with an agent in order to even see a home or submit an offer.” – Don’t assume they know what’s going on with the NAR settlement.
    Following an objection: “This agreement formalizes our relationship so that I can get started working for you. The cool thing is that it can be canceled at any time, although nobody has canceled an agreement with me before. This agreement outlines my fiduciary responsibilities to you and is a symbol of our commitment to work together, similar to giving your spouse a wedding ring.”
    If buyers ask you to lower your commission: “No, this fee actually covers all the services we just talked about. And most of the work happens after we get the contract. I don't get paid if you don't get the home.”
    How to Prospect for Listings
    Connect with your sphere of influence. Keep up with people consistently and maintain your relationships so people think of you when someone they know needs to list their home.
    Use mailers in your area. These need to be consistent so that people get used to seeing your name. Make sure you’re including information about local events so people are excited to read them.
    Social media is a great strategy. Make videos that offer value to sellers and buyers - helping them sell their homes quickly, get higher offers, etc.

    Change can be hard, but it’s coming. In this episode of Realestatable, Ashlee and Tiffany discuss the NAR settlement and what it means for the real estate industry. They’re here to help you understand what’s to come and get some perspective on what will stay the same. Remember: there’s no time like the present to improve your skills as an agent… no matter what’s happening in the industry!
    What Do We Know?
    Commissions are, as always, negotiable! While the media makes it seem like commissions are a thing of the past, they are still a part of the process.
    The cooperating commission will no longer be allowed on the MLS. Sellers no longer have to pay buyers’ agents from their commissions, but they still can – and doing so may give them a competitive advantage!
    For Buyers’ Agents
    Buyers Representation Agreements are going to be required. This is common practice in many places, but this will be new for some agents!
    Buyers’ agents must perfect buyer consults – even though the paperwork is standard practice, it feels awkward and salesy. We have to learn to make it a comfortable part of the process.
    Some of this information can seem overwhelming for first-time buyers and families for whom homeownership feels out of reach. Help your buyers understand the nuances of the NAR settlement.
    Focus on the Positives!
    Think of this as your opportunity to find new ways to hone your skills and improve your business.
    Some agents are changing their model to use a “flat fee,” but this option should only be used by agents in some circumstances – talk to your broker!
    This is just the beginning of a big change. There may be more changes to come in the future! Prepare to be flexible.

    Homebuyer Insights
    The typical homebuyer's household income now averages $107,000. First-time homebuyers made up 32% of all buyers, with the distance moved from the last home decreasing significantly.  Seller Statistics
    The typical seller was 60 years old and had varied reasons for selling. 39% of sellers traded up to a larger home, while 33% purchased a smaller home.  Market Trends
    Existing homes are gaining traction with buyers due to more options and opportunities for updates. Detached single-family homes remain the most popular at 79%, highlighting the importance of neighborhood quality and community features.  The Role of The Agent
    Real estate agents are seen as valuable information sources, with 90% of buyers finding their agent very useful. Relationships and referrals continue to be crucial, with 43% of buyers using agents referred by friends or relatives. Only 13% of clients are returning to the same agent they’ve used before - make sure you’re keeping up with your relationship-building game.  Reflecting on Professional Practices

    Agents use AI to write things to save themselves time, which is good. But it needs to be edited significantly - ChatGPT isn’t going to fact-check itself! When the ChatGPT plug-in is added to your Chrome browser, it offers digestible summaries of search results. People are using this to help them make decisions and find new agents! Get familiar with this system by using the Chrome plug-in yourself. Both buyers and sellers have more information than ever when it comes to microregions and neighborhoods they may want to land in. That is a big concern for them, so use AI to stay up-to-date on all the sub-regions in your area to personalize your client approach.  Changes Coming in the Next Few Years
    The Copilot app is already available for download. As the tech improves, we will see agents using it to create their PowerPoints and update their CRMs - the sky is the limit. Immersive applications will help buyers make better decisions by allowing them to do virtual walkthroughs and tracking what types of homes they gravitate towards. JUST what I needed

This podcast is JUST what I needed! I was looking for a show that offered real insights, not watered-down theories. The economy is not excellent, and as an agent trying to up my game, this was a breath of fresh air. The hosts are motivating and fun, and I like the raw, straightforward way they conduct the show. I highly recommend it to ANY looking to up their game as an agent. Thank you for creating it. PS, that episode with Q was fire! Keep bringing them!
