    Episode 7 of Property School. Today I chat to you about the every popular Build To Rent concept. You may have seen a lot of these developments popping up particularly around London, Manchester, Cardiff and Liverpool with names like L&Q, Fizzy Living, Quintain, Grainger etc leading the way.   It's no secret that one of my favourite developments EVER is Quintain in Wembley which is a Build To Rent development where there are so many perks including being pet friendly, having communal spaces on site, roof terraces, gyms, work from home spaces, parking, discounts etc which are just a few of some of the pros.     Property Jargon

    Want to know the GDV on your BTL?  What's the difference between Share Of Freehold and Leasehold?    What comes first, Exchange or Completion?  At Property School I want to make it easier to understand the basics of property, whether you are buying, selling, renting or investing or wanting to do any of those things.  I honestly watched this video back when I was editing it and I thought to myself 'I wish I had watched something like this before I got into the industry!'     How to rent a property in London in the current market

    In the 2nd lesson at #PropertySchool we look at the current London rental market. And OMG it's a struggle right now! Everyday I'm helping my house hunters navigate the market to find their new home in the City and the last few months have been like nothing I have ever seen in my 8 or so years in the London market. We look at why this is happening (low supply and high demand) and so I thought I would share my advice and tips to help make sure you are first through the door on a viewing and that you stand out above the rest of the crowd and position yourself to be the front runner to get the property you want!

    How to avoid property rental scams!

    Take a seat for your first lesson at Property School!   We are kicking off with something that has been in the news recently and that's the rise of landlord rental scams.  So I wanted to highlight these fake property advertisements and help you spot what might not be true as well as give you guidance on how not to be fooled by them. Including how you can check who owns a property, the rules of deposits, the importance of attending viewings, questions to ask and why using reputable Estate Agents are so important!    Don't forget to pay close attention as I will be giving you a little quiz at the end of each episode! I will reveal the answer in next week's show!    I have a whole term's curriculum planned for you but I would of course love to know what you would like to learn more about in the world of property!    See you next week!

    Welcome to Property School!    I'm your teacher and property Fairy Godmother Lexie Carducci. My entire life revolves around property, I'm a property finder, developer and investment landlord, it's definitely safe to say I'm obsessed!   There are so many things in property that I would loved to have learned years ago and wish we were taught at school, and I know a lot of you feel the same way.   So I'm taking it upon myself to share with you everything I know about the industry but also what I'm learning on my property journey.    We'll cover everything from the basics of what actually is a mortgage, what does SDLT mean, what are different property investing strategies, how to get started, first time buyer tips, interior trends, building costs, development breakdowns, the buying and renting process explained and soooo much more!    I'm aiming to bring you weekly episodes via IGTV / Youtube and wherever you get your podcasts.
