People often ask whether it is the landlord's or tenant's responsibility.
Our answer - follow the lease.
The reality is that the property is the landlord's investment. If you have "lawn care included" as part of your rental payment, the landlord must pay and ensure the lawn is done. You cannot return to the tenant complaining that the lawn wasn't done. Make everything a part of your lease. For example, "lawn to be cut on Wednesday the 2nd week of the month". The tenant signs the lease. Ensure the lawn gets cut that day or provide notice for another day. If the tenant does not permit lawn care to be done... you send out a notice of compliance and follow through.
