#102 - How to be Successfully Unemployed Through Rental Properties - Dustin Heiner

Today's guest is Dustin Heiner, a successful real estate investor, host of two very successful podcasts, and author of several books on rental properties.
Dustin once worked in the county government in California. At the time, there had been some rumors that there could potentially be layoffs due to budget cuts. He'dvbeen there for 14 years, so he just dismissed the possibility of him getting laid off.
Little did he know that the day his boss called him into his office, he would lose his job just like that. Imagine your shock if, after years of service in the government, you were suddenly fired.
Dustin realized one thing once he got out of the cycle of a 9 to 5: nothing is permanent in this world. From then on, he vowed that he would never again get confronted with the possibility of losing a job and worrying about his family's future.
So, Dustin set his mind on building his own business. He is now generating passive income from rental properties and living his dream life while mentoring others on becoming successful real estate investors.
In today's episode, Dustin shares how he did this and goes over the details on what necessary steps you can take if you're interested in doing something similar.
    Key Takeaways:
[01:12] Dustin’s background: what brought him into real estate
[06:06] The important realizations in his life after losing his job in the county
[12:07] On when should one decide to quit their 9 to 5
[15:23] The steps he took to build his rental business
[20:05] His mindset about delayed gratification
[23:48] On the different markets he’s invested in to scale his business
    [28:18] What constitutes a deal?
[31:13] His advice on finding good property managers
[39:21] How does he teach his kids about money and investing
[43:25] Dustin’s perspective about going to college
[47:09] How his goals evolved over time and the new goals he’s working on
[50:36] Focusing on helping more people get started with real estate

DUSTIN IS HOSTING THE REAL ESTATE WEALTH BUILDERS CONFERENCE MARCH 10TH-12TH! I'm speaking at #REWBCON22! You NEED to be there in person. #99 Raising Private Money for Your Next Deal - Amy Mahjoory

Joining me on the podcast today is Amy Mahjoory. Amy is a long-time friend that I met through a real estate education program called Fortune Builders.

She signed up for the Fortune Builders program back in 2012, but she didn’t do anything with it until 2014. She was still working for Dell at the time and decided to flip two properties to make some extra cash as a side hustle while trying to get her dream job with Nike. Surprisingly, things started to snowball, and she ended up buying, renovating, and selling ten properties in her first year…and genuinely fell in love with the business.
Guess what happened next? In 2015, Amy became a full-time real estate investor! How awesome is that?
In this episode, Amy shares how she started her incredible journey to financial freedom through real estate that changed her life from working for someone else, trying to climb the corporate ladder, to becoming her own boss in the industry. She’s now rocking the real estate world helping thousands of real estate investors all over the country raise private money for their businesses.
    Key Takeaways:
02:03 An overview of Amy’s real estate journey
04:33 On helping other investors raise capital
05:54 How she transitioned to a new market outside Chicago
07:09 Where to focus on when you're just getting started in real estate
09:45 On eventually recognizing she’s really good at the raising money aspect
12:45 A walkthrough on her program on how to line up private money
18:58 Why buy one rental property a year when you can buy one a month, three a month, or five a month
23:22 What’s her take on where things are heading with real estate
27:08 On starting small when you’re brand new to real estate
29:19 Her best advice to those who are just getting started in the real estate space
