    All sellers expect the same things from you, whether they're repeat clients, referrals, relocating executives, luxury homeowner, or a first-time seller. They want the most money for their home in the least amount of time with the fewest hassles and stress. So, how can you deliver?
    Preparing your next listing so it shows like a model home is the goal.  Even if you have little competition from other homes for sale, it's your job (and the seller's expectation) to market, advertise, show, and sell their home in its best light.  And the more competition you have, the more it becomes critical to show the best versus the other homes.
    Here are the top 10 things to do before you approve the first showing:
    Start by Discussing with your seller clients that the way they live in their home when it's for sale is different than how they live in it when it's not.  Then, create your checklist based on these action items:
    1.     Buyers make their decision on a home in two places.   First, from the street, based on curb appeal, and second, in the foyer as soon as they enter the home.  Make sure both places shine. It can net your seller thousands or tens of thousands more when you do this right!

    PART TWO.
    4.  Be relentlessly proactive in generating new leads daily.  Talk with both people who already know you (your database of Past Clients and Centers of Influence), as well as people you don’t already know. (Everyone else).
    -Hold yourself accountable (or have your coach do it!) to at least five contacts daily with people from your database.  Get your scripts from Premier Coaching.
    Hold yourself accountable for speaking to at least two people every day from the most likely to transact categories, such as Expireds, For Sale By Owners, For Rent by Owners, and Probate.
    -Ask for buyer referrals (and pay a referral fee) from busier agents who aren’t pursuing their sign calls or open house leads.
    -Hold open houses yourself until you have at least 3 pre-approved buyers at all times.  Lather, rinse, repeat!
    -Follow up immediately with all leads you generate or who are referred to you.

Amazing Coaching

Tim and Julie offer practical easy to follow advice that will get results if you are willing to consistently “do what you don’t want to do when you don’t want to do it”. I love their entire system, team and of course COACH Ruschele Abbruzzese 😊!!

Good podcast, not so great program.

I found this podcast while I was searching for material to help me learn as a new agent. I enjoyed the podcasts so I figured I would sign up for their program since they pitched it in a way that made me feel as though it was worth my time and money. So I signed up for the 3 coaching calls and access to the program and was very disappointed after my first call with my coach. She tried to hard sell me on joining EXP and then told me to prepare my guides and get my website and social platforms going and that we would discuss them when I was done. I did everything she told me and when we meet the next time we barely went over what I had done and she told me I was ready to start knocking on doors of expired listings… I’m brand new to real estate and had only had my license for 1 month at that time so I didn’t feel as though I was ready. However, I’m not opposed to knocking on doors and such so I did what she suggested… but quickly ran into lots of issues. Regardless of the bad coaching calls I stuck it out assuming I just got a bad coach and thought the material would be great so I kept up with the program, but I found the material provided was dated. Multiple links to websites that were recommended to sign up for no longer offered the services the program said they did… and a lot of the material/scripts seem to be built for agents that either have been in the industry a while or who work with a team. None of which were helpful to me. I did all the work and got about 3 months in and realized this wasn’t for me. The material is extremely overwhelming and repetitive and was definitely presented to me in a way that made me think it would be helpful for new agents, needless to say I was very disappointed 3 months later having spent $700 and got nothing out of it. I think they need to make some updates to the material and be more specific when pitching it… they made it sound like new agents will flourish with this program but to be honest it just frustrated me and made me feel less than. I consider myself someone who can take direction and someone who is willing to do what it takes to become successful. I’m always willing to learn new things and have had a strong understanding of “you don’t know what you don’t know” which is why I choose to participate in this program immediately after getting my license. But I’m back at square one, feeling more overwhelmed and confused then when I started.
