    287 - When Pre App Planning Goes Wrong

    This month we welcome Gareth Morgan. Gareth is based in South Wales with his wife and 2 children. Gareth has been a mortgage broker for 15 years and property investor for 10 years . He runs his mortgage brokerage Prime Property Finance with his business partner and a team of 11.    Gareth joined Property Entrepreneur in 2023 after being recommended by a friend and is now on the Advanced Programme. He shares his key takeaways from Property Entrepreneur and his progression to working on the business rather than in it.    Gareth is focused on investing for retirement and after trying a range of  strategies, now focuses on providing property for supported living providers.    Property investing is not without its challenges and whilst it’s great to hear success stories, we also think it’s important to cover projects which don’t go to plan as that is where the biggest learnings are.    That said, we thank Gareth for being open and sharing the details on a project with its fair share of challenges.    Gareth and a business partner agreed to buy a detached property in South Wales and got Pre Application (known as Pre App) approval to convert it into 6 self contained flats with a care provider in place and 2 new builds in the rear garden.    He then bought the property and submitted the full planning application only for it to be refused.     285 - Snooze You Lose Rant

    I'm not a hugely ranty person and there are very few things in this life that bother or frustrate me, but having spent the last decade plus trying to help other people achieve their targets, there's one thing that consistently frustrates me when I see people doing it.    In this podcast, I'm going to take you through a bit of a rant, and I've called it ‘Snooze You Lose’. The biggest thing you can do to improve your execution, elevate your results and make more lucrative decisions, deals and investments in the year ahead, is speed up the process at which you act on your targets.    The biggest problem I see is people are too slow on the uptake, they miss opportunities, and they wonder why they're not getting where they want to.  In this episode, I'm going to take you through how you can overcome that, how you can speed up your implementation, and how you can actually get the results you want in life, business and everything to do with wealth creation and property.   This is the first time I've done a rant, hopefully it's going to be one of the highest value and I would encourage you to listen to it, take it on board and then actually execute it in practice.   Success and failure are both very predictable.   I hope you enjoy.   🎙 It’s not just a podcast—it’s your Blueprint for success.     283 - Set & Forget Blueprint

    281 - Profit play using Auctions for £100k+ profit on 4 deals

    In this month's Deals Deals Deals podcast, we welcome back David France who was last on episode 175 on 1st October 2023, to go through how he uses auctions within his business.    Dave is based in the Lake District and was previously a joiner before getting involved in property sourcing. He is now in his 2nd year on Property Entrepreneur Advanced and has used the Blueprints to systematise his business so that he can focus on working on the high value activities he enjoys.    Dave has four businesses, a sourcing company, a training company helping people to source property, his property portfolio and the auction business.    We discuss four of the deals they have just sold within auction, how they found the deals, the location and types of properties and the reasons why they were being sold in auction.
