    1. Listen to Understand, Not Just to Respond


    Dive Deep into Their Needs: Use buyer and seller pre-qualification scripts to uncover your client's desires. Think of yourself as a detective, piecing together clues to get the full picture. Listen attentively and take detailed notes of their responses.


    Interview Both Partners: When working with a couple, interview each person separately to ensure they’re on the same page. It’s like playing matchmaker but for dream homes!


    Ask Probing Questions: The more you learn before working together, the smoother the relationship and transaction will be. Always ask if there’s anything else you should have covered—because who wants surprises, right?


    Identify Priorities: By the end of the pre-qualification discussion, you should clearly understand what’s most important to your clients.

    Sellers ask for a reduced commission because they don’t know how else to compensate agents, and buyers ask for agent kickbacks for the same reason.

    Part One
    $1 million Gross Commission Income = 100 transactions at $10,000 average commission, based on the national average of $400,000 sale price.
    If your average sale price is $750,000, then you’ll need 55 transactions.
    If your average sale price is $1m, you’ll need about 40 transactions.
    Obviously, it's a good idea to consider:
    a) getting control of your average sale price (by being more proactive pursuing a higher average sale price) 
    and
    b) making sure your costs aren't out of control (too high brokerage fees, buying leads, being over-staffed, and paying for stuff that's speculative)

    All sellers expect the same things from you, whether they're repeat clients, referrals, relocating executives, luxury homeowner, or a first-time seller. They want the most money for their home in the least amount of time with the fewest hassles and stress. So, how can you deliver?
    Preparing your next listing so it shows like a model home is the goal.  Even if you have little competition from other homes for sale, it's your job (and the seller's expectation) to market, advertise, show, and sell their home in its best light.  And the more competition you have, the more it becomes critical to show the best versus the other homes.
    Here are the top 10 things to do before you approve the first showing:
    Start by Discussing with your seller clients that the way they live in their home when it's for sale is different than how they live in it when it's not.  Then, create your checklist based on these action items:
    1.     Buyers make their decision on a home in two places.   First, from the street, based on curb appeal, and second, in the foyer as soon as they enter the home.  Make sure both places shine. It can net your seller thousands or tens of thousands more when you do this right!
