Episode 596: Local Service Ads + Google Analytics: The Last 2 Levers to Outshine Zillow

Local Service Ads (LSAs) and Google Analytics can look intimidating, so I saved them for the last chapter of our four-part “Google 8” mini-series. In this quick walkthrough I break down: Why LSAs can be gold—or a money pit. • How Google’s “Google-Screened” badge and review count drive call volume • What happens if you miss calls (and how Google silently downgrades you) • Real-world results: the Malibu “pet-store” fiasco vs. markets where LSAs print listings Connecting your site to GA4 without the tech headache. • The three dashboards that actually matter for agents: traffic sources, lead events, keyword paths • Marrying GA4 with Search Console to spot long-tail phrases you should be running ads on—or covering in neighborhood videos • Using those insights to decide where your next marketing dollar really belongs I also share the exact links, setup steps, and review-building cadence my team uses (grab the Google Doc—just DM me). If you missed Parts 1-3, circle back for the full eight-tool stack. Key takeaways • Test LSAs small; scale only if call quality beats other lead spends • Track every click, scroll, and form in GA4 so ad dollars follow real data • Blend online intent (keywords) with offline presence (open houses, signs) to become the default agent in your niche 👇 Want weekly scripts, AI prompts, and campaign ideas? Episode 594: Gemini Prompts + Targeted Google Ads: The Power Combo to Become Your Market’s Default Agent

Google 8 – Part 2: Gemini AI & Google Ads for Real-Estate Lead Gen In the second episode of my Google 8 series I dive into the two Google tools that are quietly outperforming every “old-school” portal lead source I track: Gemini – your real-time AI content engine Google’s new large-language model pulls live web data (news, listings, reviews, Maps insights) while it writes. I show you how to use Gemini to: script 60-second Reels that answer “down-payment” or “buy-vs-rent” questions in plain English; outline neighborhood or seller guides you can drop straight into a weekly newsletter; steal YouTube Trends ideas, then turn them into SEO-rich video briefs in one click. When your market commentary is this fresh, Google search, and ChatGPT’s new web-result mode, can’t help but surface you. Google Ads – the pay-per-click pipeline most agents ignore Type “homes for sale in ” and you’ll see Zillow, Redfin and a handful of smart locals. I break down: the exact long-tail keywords (think “2-bed condo Buckhead no HOA”) that convert for pennies; buyer funnels (IDX page + instant CMA opt-in) and seller funnels (equity report + Zoom audit) you can copy; retargeting strategies that follow viewers from your blog or YouTube channel back to your booking page. Pair Gemini-powered landing pages with laser-focused Google Ads and you’ll grab wallet-ready clicks before the portals even notice. Ready to plug these two weapons into your own stack? Episode 593: Google 8 Kick-Off: Turn Your Business Profile & Search Console Into 24/7 Lead Magnets

Google remains the first place buyers and sellers go when they start hunting for answers, so mastering Google’s own tools is the fastest way to show up first. In this opening session of the “Google Eight” series, I highlight two foundations every agent needs: Google Business Profile and Google Search Console. Your Google Business Profile is a true digital storefront. When someone types your name—or “realtor in Malibu”, that panel on the right side of the results page decides whether they tap Call, Directions, or keep scrolling. Claim the profile, add the brokerage name, service area, phone, and high-resolution photos of listings and community shots. Turn on messaging, post market updates, and respond to reviews so Google sees an active, trusted local expert. A complete profile pushes you into the three-pack on Google Maps, capturing homeowners who need an agent before they ever reach Zillow. Google Search Console is the dashboard that shows why you appear (or don’t). After verifying your domain and submitting a sitemap, you can see which search terms, “Malibu ocean-view homes,” “homes for sale near Pepperdine University,” “Thousand Oaks real estate market update”, already drive traffic, which pages rank, and where Google spots errors that bury your results. Those insights tell you exactly which blog posts, YouTube videos, or listing pages to create next so local buyers and sellers keep finding you instead of a portal. Together these two free tools let you control how Google introduces you to the public and how you refine the keywords that matter. Set them up, study the data, and you’ll lay the groundwork for the six remaining pieces of the Google Eight, each one building on this visibility so your name becomes the first answer in every real-estate search.     #GoogleBusinessProfile #GoogleSearchConsole #RealEstateSEO #LocalSEO #RealtorMarketing #DigitalStorefront #HomeSearch #MalibuRealEstate

Episode 591: Rocket + Redfin + Mr. Cooper: Inside the $40K-to-$20K Play That Could Reshape Real Estate

Rocket Mortgage just snapped up Redfin and is closing in on Mr. Cooper, setting the stage for a consumer-first real-estate ecosystem that rivals Zillow Flex and every other prop-tech giant. In this episode of Your Daily Real Estate I break down Rocket’s May 2025 investor deck—38 pages that map out how they’ll weave home search, title, lending, servicing, and resale into one AI-driven loop. You’ll hear: Why Rocket’s leadership calls homeownership “the last frontier ripe for technology disruption.” How slashing the average $40 K transaction cost in half could lure buyers and sellers away from traditional agents. The role of Redfin’s app, Mr. Cooper’s servicing portfolio, and Rocket’s mortgage engine in capturing clients for life. What we, as agents, are getting wrong about post-close nurture—and how Rocket plans to exploit that gap. Practical moves you can make now—local directories, long-form YouTube, short-form TikTok, blog SEO—to stay indispensable even as national platforms tighten their grip. If you want the full investor presentation, drop a comment or DM me—happy to share. And don’t forget to subscribe to the Real Estate Prospecting newsletter (link above) for weekly deep dives on adapting, prospecting, and thriving in an AI-powered market.
